Gutter surveys in Sarre

About our gutter survey in Sarre

Gutters are usually fixed to fascia boards, so we look at the fascias and soffits too. Long-term overflowing can soften and rot timber boards and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not carry out asbestos testing, so we flag anything that might contain it for a specialist asbestos surveyor to check. We’re often asked to look into overflowing valley or parapet gutters and leaking or loose downpipes, on downpipes, fascias and soffits and outlets and hoppers.

Somewhere as small as Sarre, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend.

How it works

When we arrive, we start by asking what you’ve noticed and what you want to find out. After that, we look at everything we can see safely, from the ground, from windows, in the roof space and by drone where it applies. Most surveys take about one to two hours at a typical home, though large, tall or awkward roofs take more time. In a small place like Sarre, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Getting ready for the survey

  • Leave side gates unlocked
  • Check the loft hatch can be reached
  • If the roof is shared, arrange access with whoever manages the building

How to book

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To send them or to book, call 07833 053749 or email us.

Tips from our surveys

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Tips:

  • Check for spilling water in a downpour
  • Don’t leave hidden gutters out of a clear-out
  • Look for new stains on ceilings below valleys after rain
  • Check that downpipes are firmly fixed to the wall

If anything in the report isn’t clear, ask us. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.

Hidden gutters need clearing too. They block in the same way as the gutters you can see but they’re much harder to spot, so ask for them to be included when gutters are cleared.

Your questions about gutter surveys in Sarre

Does a conservation area affect roof work in Sarre?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can a landlord with a rental near Minster station book a roof survey?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Does the report include photographs?

Yes. Photographs are part of every report, so you can see exactly what each finding refers to.

How do I book a survey in Sarre?

To arrange a survey, ring 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

How long will you be on site?

It normally takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. We will give you an idea when you book.

Is there a good time of year to book a gutter survey?

Any time of year works. Booking before autumn and winter gives you time to plan, and a wet spell can show where gutters overflow.

What does the report include?

You get our findings in writing, part by part, with photos. The most urgent items are made clear.

What a gutter survey does not cover

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • Gutters out of sight from every safe vantage point
  • The inside of a downpipe along its whole length
  • Rot or damp concealed behind fascias or inside walls

If in doubt, phone 07833 053749 or use the contact form and we will recommend the right survey. The full list of what we check.

What we look for on each type of roof

Fascias and soffits

Fascias carry the gutters, so rot in the boards can loosen the whole run. Damaged or stained boards are recorded.

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Joints, outlets and fixings are the parts we focus on.

Gutter surveys in Sarre: local notes

Sarre lies within about 3 miles of the sea, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

Homes near green spaces like Grove Ferry Picnic Area can get more leaves in their gutters in autumn. Anyone responsible for a site like St Nicholas At Wade Church of England Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. With Quex Park about 4.1 miles north-east, the area around Sarre has a long history. On a period home nearby, the survey separates sound original work from tired later repairs.

Leave it or get it looked at?

Overflowing water soaks the walls under the gutter. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. For older village homes like those around Sarre, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.
