Roof surveys in Sarre: local notes

Sarre lies within about 3 miles of the sea, and wind near the sea can be strong. A small drone can’t fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. With Quex Park about 4.1 miles north-east, Sarre sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

Living close to Grove Ferry Picnic Area is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. Take a building like St Nicholas At Wade Church of England Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

Sarre is about 5 miles south-east of Herne Bay, in Kent. We survey roofs in Sarre and the rest of Kent. Across Kent, we cover Sarre. You can also see our page for Canterbury.

All of CT7 is within our area for roof surveys. Whether your property is on Island Road, Old Road and Chantry Park or a nearby road, we can survey it. Larger places within reach include Canterbury (8 miles south-west), Margate (7 miles north-east), Dover (14 miles south), Ramsgate (7 miles east), Broadstairs (8 miles east) and Whitstable (9 miles west).

Roof surveys for homes and businesses in Sarre

Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The Basic Survey gives a visual inspection, photographs and written recommendations. Standard and Premium go further, like moisture detection, a structural check, thermal imaging and a drone where it applies. Each one comes with a written report. We are often asked to look into worn or blocked valleys and lifted, split or missing lead flashings, on lead flashings, flat roofs and natural slate.

Some older homes in villages like Sarre are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

After the visit, you get a written report with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

What a roof survey does not cover

In fairness, a roof survey has limits:

  • Walls, floors and services below the roof
  • Confirmation of asbestos in soffits or cement sheets
  • Defects hidden under coverings or inside walls without opening up

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before you book. The full list of what we check.

Roof types and parts we check

  • Chimney stacks
  • Lead flashings
  • Natural slate
  • Flat roofs
  • Clay and concrete tiles

Common questions in Sarre

Is my home in Sarre listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you survey roofs for landlords with property near Minster station?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Can you tell me how long my roof will last?

Not as an exact number, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.

How long does the visit take?

On site, it typically takes roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Can you survey a roof I share with a neighbour?

Yes. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.

What’s covered in a roof inspection?

Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.

What a survey costs

Not every roof costs the same to survey, and it comes down to:

  • How big the roof is
  • How many separate roofs there are, such as extensions, dormers and garages
  • Whether you choose the Basic, Standard or Premium Survey
  • The type of building, from a house to a block or an office

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

Helping us price your survey

If you can, have these to hand when you get in touch:

  • When you need the report by
  • Where any leaks, stains or damp patches show inside
  • What kind of property and roof it is
  • Why you want a survey: buying, a leak, a storm or new work

For a price for roof surveys in Sarre, phone 07833 053749 or drop us an email. The address, the type of property and what you want to find out help us price the survey accurately.

Signs you need a roof survey in Sarre

Every roof takes years of rain, wind, sun and frost. Wind lifts loose slates, tiles and ridge pieces, and rain finds any gap it can. What starts as one slipped slate can become a leak.

We are often asked to look at:

  • Water stains on rafters and ceiling joists
  • Gutters that overflow in heavy rain
  • Flashings that have come away from the wall
  • Loose ridge or hip tiles

If your house is among the older ones in the streets near Church of Saint Nicholas, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Questions to ask before booking

  • What’s outside the scope of the survey
  • How long the report takes to arrive
  • Will they check the loft as well as the outside?
  • Which parts of the roof they’ll actually see

What’s in a roof survey

What we do, step by step

You do not need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes an hour or two at a typical home, though large, tall or awkward roofs take more time. Somewhere like Sarre needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from every safe vantage point outside.
  4. Inside, we check the roof space where there is safe access.
  5. We email a photo-illustrated written report and recommendations.

Preparing for the visit

  • Buyers: confirm access with the estate agent or seller
  • For flats, make sure roof access has been agreed
  • Make sure the loft hatch can be reached

Why act early in Sarre

Hidden gutters and valleys can fail without warning. When they do, water comes straight into the house. We check them before they cause trouble. In a small place like Sarre, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.
