Roof survey in Grove, Kent
Roof surveys in Grove from an independent, experienced roof surveyor. Over 5,000 surveys and 20+ years behind us across London and South East England.
- Worn or blocked valleys
- Standing water on a flat roof
- Gaps in the roof where coverings have gone
Do you need a roof survey in Grove?
Not every roof problem comes from outside. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It can look like a leak.
Typical things we are asked to look at include:
- Gutters that overflow in heavy rain
- Gaps in the roof where coverings have gone
- Water stains on rafters and ceiling joists
- Flashings that have come away from the wall
For site and facilities teams at buildings such as Preston Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
What to check before booking
- Are they insured for the work?
- Whether any drone flown is registered with the CAA
- Is there a chance to talk the report through?
- What they won’t be able to tell you
Roof surveys for homes and businesses in Grove
Roofs vary a lot across London and South East England. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, while many post-war homes have concrete interlocking tiles. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. If you’ve noticed loose ridge or hip tiles and condensation or damp timbers in the loft, a survey will tell you what’s going on, whatever the roof.
In a village or hamlet like Grove, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can safely be seen, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Common questions in Grove
Do you cover smaller places like Grove?
We do. A small place gets exactly the same survey as a big one.
Do roofs near the sea, like those around Grove, take more of a battering?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Do I need to be at home?
That depends on the survey. Inside the building and in the loft, we need someone to let us in; we will agree the details when booking.
What do you check on a roof survey?
All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning. Let us know about it as you book and we will plan the survey around it.
How many surveys have you done?
Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.
Does a roof survey replace a structural engineer?
No. Where we see something that needs a structural engineer, the report says so. Our survey is not a structural engineer’s report.
Landlords, agents and block managers in Grove
Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
What this survey cannot tell you
A survey is a careful look at the roof, but it can’t do everything. Its limits include:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- The condition of the rest of the building (that’s a RICS home survey)
- Structural calculations (that’s a structural engineer’s job)
If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

Roof surveys in Grove: local notes
Grove is within about 5 miles of the coast, so there’s more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Trees in and around Grove Ferry Picnic Area shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. If your house is among the older ones in the streets near Church of St Mildred, its chimney, valleys and lead work are likely to be the parts that need attention first.

Why it is worth a survey now in Grove
A small roof defect usually gets bigger. One slipped slate lets water reach the battens and underlay, and damp timber slowly weakens. Catching it early means less to put right. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Should I look at the roof myself first?
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.
A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

What happens on the day
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Somewhere as small as Grove, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- You let us know the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- We look at the roof from every safe viewpoint outside.
- Inside, we check the loft space where there’s safe access.
