Gutter survey in Grove: what you get
Damp on walls, water marks under a valley or streaks down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can safely be seen. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. If you’re worried about gutters that have fallen out of line and valley or box gutters that overflow inside, a survey will tell you what’s going on, whatever the roof.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

How the survey works
Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit typically takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Somewhere like Grove needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
Before we arrive
- Move anything stored under the loft hatch
- Have any paperwork from past roof work to hand
- Tell us about any leaks, stains or damp patches you know of

What we can’t see
It’s a careful look at the gutter, not the whole story. The main limits are:
- Underground drains, which need a CCTV drain survey
- Damage hidden inside walls or behind boards
- Hidden sections we cannot view safely
If in doubt, phone 07833 053749 or send us an email and we will suggest the right survey. What our survey covers.

Practical tips
Nothing here needs a ladder. A few suggestions:
- Look for green streaks or damp patches on walls
- Look for downpipes coming loose
- Don’t climb a ladder to look in the gutters
- Don’t leave hidden gutters out of a clear-out
Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. We also note anything else we spot on the roof while we are there.
Deal with drips, sags and loose downpipes early. They tend to get worse, and the water they spill can damage walls and timber.
Grove homes and their roofs
Grove lies within about 5 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
The streets around a church like Church of St Mildred are often among the oldest in a place, and if your home is one of the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Landlords with a home close to Sturry station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Grove is about 5 miles south-east of Herne Bay, in Kent. Roofs in Grove get the same thorough look as anywhere else in Kent. Grove is one of the places in Kent we cover. For surveys nearby, see our Canterbury page.

Checking the roof from ground level
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
What you can’t do safely is get up close. Roofs are fragile and slippery. That is where a survey comes in.
What affects the cost of gutter surveys
Prices vary from roof to roof, and it comes down to:
- Building height and the viewpoints available
- How many separate roofs there are, such as extensions, dormers and garages
- Whether thermal imaging or a drone is needed
- How big the roof is

Grove questions
Is my home in Grove listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Is Grove within the area you cover?
Yes, we do. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
How many surveys have you done?
Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.
Will you photograph what you find?
Yes. The report includes photographs of what we found.
How do I book a survey in Grove?
Simply phone 07833 053749 or use the contact form. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.
Is a CCTV drain survey included?
No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we’ll tell you.
How long does a gutter survey take?
Most visits to a house take about 1–2 hours, with commercial buildings nearer 3–4 hours.
Do you need a gutter survey in Grove?
Sometimes a gutter struggles with the area of roof draining into it. An extension or extra roof slope can add water to an existing gutter, and a heavy downpour shows up the problem.
Most people get in touch after spotting something like this:
- Gutters that have fallen out of line
- Water backing up from a hidden gutter
- Leaks at the gutter joints
- Gutters packed with leaves or moss
Living close to Grove Ferry Picnic Area is pleasant, but mature trees mean leaves in gutters and valleys each autumn.
