Gutter survey in Westmarsh, Kent
Know where you stand with the gutter before you spend money on it. We carry out gutter surveys in Westmarsh.
- Gutters packed with leaves or moss
- Leaking or loose downpipes
- Blocked outlets and hoppers
About our gutter survey in Westmarsh
Gutters are normally fixed to fascia boards, so we check the fascias and soffits too. Long-term overflowing can soften and rot timber boards and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t carry out asbestos testing, but we flag anything that could contain it. If you’re worried about gutters that have fallen out of line and gutters overflowing in heavy rain, we can find out what’s behind it, on outlets and hoppers, valley gutters and downpipes alike.
Somewhere as small as Westmarsh, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Why get it checked now?
Overflowing water soaks the walls under the gutter. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Before and after the survey
Here are a few things we’d tell any owner, before and after a survey:
- Look for new stains on ceilings below valleys after rain
- Look for green streaks or damp patches on walls
- Book gutter clearing once a year, more often near trees
- Keep climbers away from the eaves
If anything in the report is not clear, ask us. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.
Get trees and climbers near the eaves trimmed back by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.
Checking the roof from ground level
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

How the survey changes by roof type
Plastic (uPVC) gutters
Plastic rainwater systems are common on homes of many ages. Their joints can leak as the seals wear and brackets may drop under the weight of debris.
Aluminium and other metal gutters
Aluminium and other metal gutters are used on many newer and commercial buildings. Joints, outlets and fixings are the parts we focus on.

Yes, where it is safe to see them. We use the ground, windows, the loft space and the roof where it’s safe and a drone where applicable.
Roofs, chimneys and gutters in Westmarsh
The coast is about 5 miles or less from Westmarsh, so there’s more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. Historic houses like Goodnestone Park, about 4.6 miles south-west, show how far back building in the area around Westmarsh goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
If you let a flat or house near Minster station, the gap between tenancies is a good time to have the roof looked at.

What we do, step by step
Safety comes first on every visit. We inspect what can safely be seen, and anything we can’t see is noted in the report. Most visits take about one to two hours on an ordinary house, while a commercial roof takes nearer three to four hours. Cottages and farmhouses around Westmarsh frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- We look at hidden gutters as far as safe access allows.
- The roof space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
How to prepare
- Leave a clear route to the loft
- For a flat or shared roof, check access with the freeholder or managing agent
- Note where any stains or damp appear
