Gutter surveys near Hoo

Gutter surveys for homes and businesses in Hoo

Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more and moss from the roof slopes makes it worse. Our survey shows which gutters are blocked or standing full, which outlets and hoppers are choked and whether overflows are working. Photos show each problem clearly. It is an easy job to put off but it rarely improves. If you’ve noticed joints that drip after rain and brackets that have dropped or snapped, a survey will tell you what’s going on, on outlets and hoppers, parapet and box gutters and fascias and soffits alike.

In a small place like Hoo, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photos show what each point refers to, and recommendations are put by urgency where it matters.

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Landlords, agents and building managers in Hoo and across Kent can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or email us.

Can I check my roof myself?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

What we look for on each type of roof

Fascias and soffits

Overflowing water stains soffits and rots timber. We check them along with the gutters.

Plastic (uPVC) gutters

Plastic rainwater systems are common on homes of many ages. Their joints can leak as the seals wear and brackets may drop under the weight of debris.

Before and after the survey

These tips come from what we see on roofs every week:

  • Ask for valleys and parapet gutters to be cleared too
  • Check for spilling water in a downpour
  • Have gutters cleared at least once a year
  • Look for downpipes coming loose

If we think the problem lies underground, we will say so, so you can arrange a drain survey. We also note anything else we spot on the roof while we’re there.

Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they typically grow and spilled water harms brickwork and woodwork.

What we do, step by step

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a hamlet or village like Hoo, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it’s safe, we check the loft for signs of water.
  5. A written report with photographs and recommendations follows.

Preparing for the visit

  • Clear the way to the loft hatch
  • If it isn’t your property yet, arrange access through the agent
  • Show us where any leaks or stains appear

Advice

Hoo homes and their roofs

The coast is about 4 miles or less from Hoo, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Take an older house close to Church of Saint Mary the Virgin: old fixings, lead flashings and tall chimneys are typical of older roofs. With Quex Park about 2.4 miles north-east, the area around Hoo has a long history. Older homes in the area may have roofs that need matching materials when work is done. Anyone responsible for a site like Monkton Church of England Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Your questions about gutter surveys in Hoo

Do roofs near the sea, like those around Hoo, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Will you come out to Hoo?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Will you photograph what you find?

Yes, plenty. Pictures sit next to the findings they show, so you can see what we mean.

Can the survey be at a weekend?

Yes, weekend visits are possible as well as weekdays. To book, call 07833 053749 or use the contact form.

Can a gutter survey explain damp on my walls?

The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We cannot see inside the wall itself, so the report covers what can be seen.

Are hidden gutters like valleys and box gutters included?

Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Parts of them may not be visible, and we will note that in the report.

How long will you be on site?

A visit typically takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. You’ll know roughly how long when we arrange the visit.

What affects the cost of gutter surveys

The price reflects the time and kit the roof needs. That comes down to:

  • House, block, shop or office
  • Extensions, dormers and garages with roofs of their own
  • The height of the building and how the roof can be seen safely
  • Chimneys, valleys, parapets and other details

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and which survey you book.

What to let us know when you get in touch

A little information up front helps. It is useful to include:

  • The kind of building and roof involved
  • The reason for the survey, such as buying, a leak or storm damage
  • Anything about access we should know
  • Your timetable, like an exchange date

Getting a price is simple: just phone 07833 053749 or email us, let us know about the property and we’ll recommend the right survey. We confirm the price before anything is booked.
