Flat roof surveys for homes and businesses in Grove
Standing water is one of the first things we look for on a flat roof. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. Where the deck may be a structural issue, our report says a structural engineer should look at it. We’re often asked to look into gaps at upstands and abutments and water getting in at rooflights, across single-ply membranes, mastic asphalt and EPDM rubber.
In a small place like Grove, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are normally the first part of a flat roof to go.
What you get is a clear record of the flat roof on the day we saw it. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

Can I check my roof myself?
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
What else we do in Grove
Why it is worth a survey now in Grove
For a buyer, the best time to learn about a flat roof is before contracts are exchanged. Once you’ve exchanged, any work on the roof is down to you. Our report gives you specific points to raise with the seller or agent. For an older or listed building in a place like Grove, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.
Flat roof survey starts from £150, including VAT. The final price depends on the size and height of the roof, access and the package you choose.
What you get with us
- Photographs and a written report every time
- Independent findings on the roof’s condition
- PI and public liability insurance

Flat roof surveys in Grove: local notes
Grove lies within about 5 miles of the sea, and places near the sea get more salt in the air and more wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.
If you let a flat or house near Sturry station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Anyone responsible for a site like Preston Primary School will know that schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. Goodnestone Park, about 4.7 miles south, is one of the historic houses in the wider area around Grove. Older houses nearby frequently have flat roofs added much later, built to very different standards from the main roof.

FAQs for Grove
Will you come out to Grove?
We do. Villages and rural addresses get the same survey as a town house.
Is the coastal weather around Grove hard on roofs?
It can do. Within about 5 miles of the sea, as Grove is, metal fixings wear faster and gales find any loose ridge or slate.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
How much does a flat roof survey cost in Grove?
Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.
Does someone need to be in?
It depends on what we need to see. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when booking.
How long is the visit?
Time on site depends on the roof, but most surveys take about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The written report follows by email.
Which flat roof coverings do you cover?
We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. If you don’t know what your roof is, we’ll identify it on the day.
The survey, step by step
There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes roughly 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. Around Grove, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- We record every defect with a photo and its likely cause.
- The report explains the condition and recommends what to do first.
Before we arrive
- If you are buying, check with the agent that we can get in
- For a flat or shared roof, check access with the freeholder or managing agent
- Leave side gates unlocked
Booking a survey
If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To send them or to book, ring 07833 053749 or use the contact form.

Practical tips
You do not need to be a roofer to help. What helps most:
- Keep clear of rooflights and fragile roof sheets
- Ask whoever fits equipment on the roof to make good the covering
- Book a survey every few years
- Note any new marks on ceilings beneath the roof
You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. Each defect is described in plain words and shown in a photo, so anyone reading it can see what we saw.
Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.
What affects the price in Grove
The price reflects the time and kit the roof needs. That comes down to:
- Basic, Standard or Premium
- The height of the building and how the roof can safely be seen
- How complicated the roof is, with its valleys, chimneys and parapets
- How many separate roofs there are, such as extensions, dormers and garages
A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400. You’ll know the exact price before booking.
What to tell us when you get in touch
If you can, have these to hand when you contact us:
- The style of property, from a terrace to a block
- Access details, like a loft hatch or a shared roof
- Any stains, drips or damp patches you’ve seen indoors
- Any photos you have, taken from ground level or a window
We survey roofs seven days a week. To find a date that works for you, call 07833 053749 or drop us an email with the address and the days you’d prefer.
Roof by roof
GRP fibreglass
A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.
Single-ply membranes
Single-ply membranes can be damaged by foot traffic and equipment on the roof. Any tears, punctures or loose membrane are recorded with photos.
