Flat roof survey in Westmarsh: what you get
If the house you’re buying has a flat roof on an extension, dormer or garage, it is worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP frequently go on for longer. We set out the type of covering, its condition and the defects we found, with photographs of each. That gives you facts to raise with the seller or agent. We survey EPDM rubber, upstands and outlets and mastic asphalt, and people most often book us about outlets choked with leaves and silt and loose or cracked edge trims.
Some older homes in villages like Westmarsh are listed or in a conservation area, which can shape what a new flat roof may look like. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

Checking the roof from the ground
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Common questions in Westmarsh
Does a conservation area affect roof work in Westmarsh?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Is the coastal weather around Westmarsh hard on roofs?
Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Will you check the loft?
Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.
How fast do I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.
Can you find where water is getting through my flat roof?
We check the whole roof, since water can travel before it shows inside. Every split, lap, upstand, outlet and rooflight we can see is checked. If the cause cannot be seen, we’ll say so and suggest what would help.
How do you inspect a flat roof?
It depends on what’s safe: on the roof where it’s safe, and from windows, nearby vantage points and inside. We never walk on fragile rooflights or sheeting.
What’s in the report?
You get our findings in writing, part by part, with photos, finishing with recommendations. Points are put in order of urgency where relevant.
Rented homes, blocks and businesses
Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
Freeholders and residents’ companies use a roof report to plan and budget.
The survey, step by step
We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes between one and two hours for most houses, while a commercial roof takes nearer three to four hours. Rural addresses near Westmarsh can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- We agree the roof to be surveyed, its use and any leaks you know about.
- We check the roof from the ground, windows and the roof where it’s safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photos and recommendations, comes to you by email.
Before the survey
- If the roof is shared, arrange access with whoever manages the building
- Make sure we can get to the back of the property
- Keep pets in another room

How the survey changes by roof type
GRP fibreglass
Movement in the deck or a thin layer of resin can lead to cracks in GRP. Our report notes cracks and any sign that the deck is flexing.
Mastic asphalt
Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. We record any crazing or splits and where water may be getting in.
Flat roof surveys in Westmarsh: local notes
Westmarsh is within about 5 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Goodnestone Park, about 4.6 miles south-west, is one of the historic houses in the wider area around Westmarsh. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

Tips that help
Nothing here needs a ladder. Our suggestions:
- Keep people off the roof unless they need to be there
- Keep clear of rooflights and fragile roof sheets
- Book a survey every few years
- Note the date and type of any roof work
Once we have been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.
Keep foot traffic on a flat roof to a minimum. Where someone does need access, ask them to use boards or a protected route, and remind them never to step on rooflights or fragile sheets.
When to book a survey in Westmarsh
Flat roofs swing between hot and cold more than most parts of a building. This constant movement works at laps, seams and board joints, which can open splits and cracks over the years. Coverings that have hardened with age tend to suffer most.
Most people get in touch when they’ve noticed one of these:
- Splits and cracks in the covering
- Blisters and bubbles in the covering
- A sagging deck under the covering
- Damaged trims at the roof edge
Landlords with a home close to Minster station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.
Questions to ask before booking
- Whether the inside of the roof is included
- Whether they hold professional indemnity and public liability insurance
- What experience they bring
- Do they have a CAA Flyer ID and Operator ID for drone work?
