Flat roof survey in Monkton
Standing water is one of the first things we look for on a flat roof. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. We survey felt flat roofs, GRP fibreglass and upstands and outlets, and people most often book us about blistering in felt or asphalt and failed upstands where the roof meets a wall.
Somewhere as small as Monkton, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. We simply plan the journey and access in advance. If there are outbuildings or garages with flat roofs, mention them when booking.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Signs you need a flat roof survey in Monkton
Ponding keeps the covering wet and wears it faster. It usually comes from poor falls, a blocked outlet or a deck that has dipped. Leaves and silt from nearby trees can soon choke an outlet.
Most people get in touch when they’ve noticed one of these:
- Damaged trims at the roof edge
- Cracked or split membrane
- Outlets choked with leaves and silt
- Gaps at upstands and abutments
If you live in an older home near Church of Saint Mary Magdalene, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.
What to check before booking
- Whether they hold professional indemnity and public liability insurance
- Their report turnaround times
- Which viewpoints they use to see the roof
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
What a flat roof survey doesn’t cover
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Whether old sheeting or boards contain asbestos
- Areas we can’t see or reach safely, including fragile rooflights and sheeting
- Hidden layers beneath the covering
If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before you book. The full list of what we check.

Flat roofs in Monkton
Monkton is within about 4 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Quex Park, about 2.6 miles north-east, is one of the historic houses in the wider area around Monkton. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
If you let a flat or house near Minster station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Take a building like Monkton Church of England Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.
Monkton is about 5 miles south-west of Margate, in Kent. If you are in Monkton, booking works exactly as it does anywhere else: get in touch, agree the price and pick a day. Across Kent, we cover Monkton. We also survey roofs in Canterbury.

What happens if roof problems are left?
Caught early, a split or open seam in a flat roof is frequently a small repair. Left alone, water can soak the insulation and the deck, and the job grows. Surveying it now tells you where you stand. In a place like Monkton, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

How it works
The visit has one job: to look at the flat roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It typically takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Older roofs in small places like Monkton can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- First we go through the roof, what’s beneath it and any problems so far.
- We look at the roof from ground level, windows and the roof where it is safe.
- We check the covering for splits, blisters, ponding and wear.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photos and recommendations, comes to you by email.
Before we arrive
- Jot down any questions you want answered
- Have any paperwork from past roof work to hand
- Agree roof access with the managing agent if it’s shared

Monkton: your questions answered
Is my home in Monkton listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Does being near the coast affect roofs in Monkton?
Often, yes. Monkton is within about 4 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
How quickly is the report sent?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, like an exchange date, let us know as you book.
Do you look in the loft space?
Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement.
What types of flat roof do you survey?
We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We’ll tell you in the report.
Can you survey at the weekend?
Surveys run on any day of the week. To find a day that suits you, call 07833 053749 or send us an email.
How the survey changes by roof type
Single-ply membranes
On single-ply roofs, the welds between sheets are the key detail. Seams, corners and the details around outlets and upstands get a proper look.
Felt and built-up roofs
Many extensions, garages and dormers have a felt roof laid in layers. We look for blistering, cracking, split laps and worn mineral surfacing.
