Chimney survey in Monkton

A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. Inside, we check chimney breasts and the stack in the loft where it’s safe to reach. You get a written report with photographs and our recommendations. It suits a single stack on a house as well as several on a larger building. We survey lead flashings, shared and party-wall stacks and chimney pots and cowls, and the problems we are asked to look at most are worn or missing pointing and signs that a stack is leaning.

In a small place like Monkton, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Where we cannot see part of the chimney stack, the report says so. That way, it is clear what was covered and what wasn’t.

Monkton: your questions answered

Is Monkton within the area you cover?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Do you survey roofs for landlords with property near Minster station?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

How can you see the top of the stack?

We inspect from wherever is safe: the ground, nearby windows and higher points, and the loft space. Our Premium Survey includes a drone inspection where it applies. If part of a stack cannot be seen, the report says so.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details when you book.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.

Honest limits

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Gas safety checks, which need a Gas Safe registered engineer
  • Flue inspections or sweeping
  • Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before you book. What our survey covers.

What this survey covers

  • Lead flashings
  • Chimney breasts
  • Brick chimney stacks
  • Shared and party-wall stacks
  • Chimney pots and cowls
  • Flaunching

What happens on the day

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take between one and two hours at most homes, with bigger or more complicated roofs taking longer. For a village or hamlet like Monkton, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. We inspect each stack from safe viewpoints outside.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. We send a written report with photos, the defects found and what we recommend.

Preparing for the visit

  • Find any records of previous roof work
  • Tell us about parking before the day
  • Note where any stains or damp appear

Signs you need a chimney survey in Monkton

A stack takes the weather from every direction. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. People normally call us when they notice damp or a problem with the stack, or before a purchase.

People usually book a survey when they’ve noticed one of these:

  • Flaunching that has broken away
  • Mortar washing out of the joints
  • Spalled or crumbling bricks
  • A chimney out of line

For an older house near a landmark such as Church of Saint Mary Magdalene, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Choosing a roof surveyor

  • What’s outside the scope of the survey
  • Is VAT included in the price?
  • What the report includes, and whether it has photos
  • Whether the inside of the roof is included

What’s in a roof survey

Tips that help

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Check your stacks from ground level after strong winds
  • File photos of the stacks with your home records
  • Ask for ventilated caps on redundant stacks
  • Leave close inspection to people with safe access

If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Have worn pointing and cracked flaunching dealt with early. It is far simpler than rebuilding a stack later.

Roofs, chimneys and gutters in Monkton

Monkton lies within about 4 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. About 2.6 miles north-east lies Quex Park, a reminder of how long the area around Monkton has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

For site and facilities teams at buildings like Monkton Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you let a flat or house near Minster station, a dated record of the roof is useful when planning maintenance across a let.

Monkton is about 5 miles south-west of Margate, in Kent. Why act early in Monkton

A damp chimney breast seldom dries out until the cause is found. It can spoil decoration and plaster. Knowing whether it’s the flaunching, flashings, brickwork or ventilation means the right fix can be planned. Older and listed buildings around Monkton may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.
