Before and after the survey

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Have brackets on the chimney checked
  • Check unused flues are capped with ventilation
  • Find out whether changes to a stack need permission
  • File photos of the stacks with your home records

If the stack is shared, you can pass the report to your neighbour. It shows what we found and where from the viewpoints we used.

Unused stacks should be capped in a way that still lets air through. That helps stop damp building up inside.

Chimney surveys for homes and businesses in East Stourmouth

Our chimney survey covers the stack and the details that keep water out around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. We also look for damp on chimney breasts and in the loft where there’s safe access. The findings come in a written report with photos and recommendations. It suits a single stack on a house as well as several on a larger building. We survey lead flashings, chimney pots and cowls and brick chimney stacks, and the problems we are asked to look at most are flashings pulling away from the stack and pots or cowls that look unsafe.

In a small place like East Stourmouth, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Common roof problems in East Stourmouth

Flashings seal the gap where a stack passes through the roof. With age they can lift, split or come away from the joints. When flashings fail, water often shows up in the loft or on the chimney breast. Lead is also a target for theft.

A survey can pick up problems such as:

  • Disused chimneys trapping moisture
  • Worn or missing pointing
  • Gaps in the mortar around the pots
  • Pots or cowls that look unsafe

If you own one of the older houses in the streets near All Saints Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

Questions to ask before booking

  • What experience they bring
  • Which parts of the roof they’ll actually see
  • What insurance they carry
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What a good roof survey covers

Rented homes, blocks and businesses

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

What you can safely check yourself

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

What a chimney survey looks like in East Stourmouth

The coast is about 5 miles or less from East Stourmouth, so there’s more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Trees in and around Grove Ferry Picnic Area shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. Quex Park lies about 4.7 miles north-east, so building around East Stourmouth goes back a long way. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is.

East Stourmouth questions

Does being near the coast affect roofs in East Stourmouth?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Does a conservation area affect roof work in East Stourmouth?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Our stack is shared. Can you still survey it?

Yes. We check the parts we can see safely and the parts you can give us access to. Where a problem appears to be on next door’s side, we note it, so you can discuss it with them.

Will you check the loft?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.

What do I do with the report?

The report arrives by email, with photos and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Does the report include photos?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.

What’s the best way to book?

Just ring 07833 053749 or drop us an email. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

How we price chimney surveys

Survey packages start from £150, with VAT included. What you pay for your roof depends on:

  • The height of the building and how the roof can be seen safely
  • How big the roof is
  • Whether thermal imaging or a drone is needed
  • The type of building, from a house to a block or an office

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

What we need to know

Here’s what helps us most when you contact us:

  • Where any leaks, stains or damp patches show inside
  • How the loft is reached, if there is one
  • The property’s address and postcode
  • Any photos you have, taken from the ground or a window

Chimney survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or drop us an email to find out.

What we do, step by step

You don’t need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes between one and two hours at a house, as part of a look at the roof around the stack. Around East Stourmouth, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the roof space.
  5. You get a written report with photos and recommendations by email.

Before the survey

  • For flats, check roof access has been agreed
  • Keep pets out of the way during the survey
  • Have any paperwork from past roof work to hand
