Useful tips for Ware property owners

You don’t need to be a roofer to help. What helps most:

  • Remove aerials or dishes from the stack if they’re no longer needed
  • Ask about consent before removing a chimney on an older property
  • Use a Gas Safe registered engineer for gas appliances
  • Photograph damp patches with the date

Where another specialist is needed, such as a structural engineer or sweep, we explain why. That helps you brief them.

Unused stacks should be capped in a way that still lets air through. That helps stop damp building up inside.

How a chimney survey works in Ware

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We inspect the parts we can see safely and the parts the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it, so you can talk to them. You get a written report with photos and our recommendations. We survey chimney breasts, flaunching and shared and party-wall stacks, and common reasons people get in touch are redundant stacks capped without ventilation and eroded joints in the brickwork.

In a village or hamlet like Ware, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.

The report records the chimney stack as we found it on the day. It is useful right away, and a good reference for later, such as when you want to compare after future work.

Your questions about chimney surveys in Ware

Can a landlord with a rental near Minster station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or drop us an email with the details, and we will talk through which survey suits.

Is my home in Ware listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you look in the loft space?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

When does the report arrive?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when you book.

Is a leaning chimney dangerous?

Have it checked rather than leaving it. Leaning often comes from mortar breaking down unevenly. The survey records what we can see, and a structural engineer can assess whether it needs work.

How do you inspect a chimney without scaffolding?

Each stack is viewed from the safest viewpoints: from ground level, windows and vantage points, and from the loft where there is access. A drone inspection is included in our Premium Survey where it applies. We note anything we couldn’t see.

Landlords, agents and block managers in Ware

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey on weekdays, Saturdays and Sundays, which can make access easier.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.

Chimney surveys in Ware: local notes

Ware lies within about 5 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. About 4.3 miles south-west lies Goodnestone Park, a reminder of how long the area around Ware has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

Ware is about 6 miles south-west of St Lawrence, in Kent. Ware is one of many places we visit across Kent, for houses, flats and commercial buildings. We cover towns and villages across Kent, from the larger towns to small villages. Our Canterbury page covers surveys nearby.

What this survey cannot tell you

In fairness, there are limits to any roof survey:

  • Whether the flue is safe to use
  • Areas we cannot view from safe positions
  • Whether a gas appliance or its flue is safe

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before you book. The full list of what we check.

Common roof problems in Ware

Flashings seal the gap where a stack passes through the roof. They can lift in wind, crack with age or pull out of the mortar joints. Failed flashings are one of the most common causes of damp around chimneys. Lead flashings can also be stolen.

Most people get in touch after spotting something like this:

  • Cracked or missing flaunching
  • Gaps where the stack meets the roof
  • Disused chimneys trapping moisture
  • Damp on a chimney breast inside

If you own a rental within reach of Minster station, the gap between tenancies is a good time to have the roof looked at.

What a roof survey includes

Checking the roof from the ground

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.

How it works

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes about one to two hours for most houses, though large, tall or awkward roofs take more time. Around Ware, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. You get a written report with photos and our recommendations.

How to prepare

  • Make a note of anything you’d like us to look at
  • If you’re buying, let the agent know when we’re coming
  • Note where any stains or damp appear
