Thermal roof survey in Ware: what you get

Thermal imaging is often most useful on flat roofs, from small extensions to large commercial roofs. Patterns can suggest where water is trapped under the covering. Pitched roofs with slates or tiles are frequently harder to read, because of the air space beneath, so we also look from the loft where we can reach it safely. We survey pitched roof slopes, loft conversions and ceilings below the roof, and people most often book us about ceilings that feel colder in places and wet insulation beneath the membrane.

In a village or hamlet like Ware, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what can’t be reached safely. Weather and airspace are looked at ahead of the visit. Steep slopes and tall chimney stacks are where a close-up view adds the most.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

When to book a survey in Ware

Not every roof problem shows on the surface. Trapped moisture, missing insulation and hidden heat loss are three examples. Thermal imaging gives us another way to look for them.

A survey makes sense if you’ve noticed:

  • Stains that keep coming back
  • Areas losing heat at the eaves and junctions
  • Gaps in loft insulation
  • Water getting in at parapets and stacks

Historic houses such as Goodnestone Park, about 4.3 miles south-west, show how far back building around Ware goes. For older roofs nearby, a look from above or with a thermal imager is a hands-off way to check condition.

Before you book anyone

  • Whether the inside of the roof is included
  • What’s outside the scope of the survey
  • Is VAT included in the price?
  • How they plan to inspect the roof safely

Ware is within about 5 miles of the coast. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

The survey, step by step

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. It typically takes roughly 1–2 hours for a house, with bigger or more complicated roofs taking longer. Cottages and farmhouses around Ware often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Before we arrive

  • Tell us about any leaks, stains or damp patches you know of
  • Have any paperwork from past roof work to hand
  • Leave a clear route to the loft

Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Keep the heating on as usual before a heat loss survey
  • Use the report as a baseline for later checks
  • Move stored items away from the loft hatch
  • Talk to us about the weather when booking

You also get an in-person consultation with a Premium Survey, giving you the chance to talk through the images and findings. There’s a 12-month follow-up too.

Consider a repeat survey after major work on the roof, when the conditions are suitable.

DIY checks: what’s safe

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in.

Your questions about thermal roof surveys in Ware

Will you come out to Ware?

Yes, Ware is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Do you carry out roof surveys in Ware?

We do. The survey and report are the same in Ware as anywhere else, and visits run on weekdays and weekends.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

What can thermal imaging tell me about my roof?

The camera records how the surface temperature varies. Those patterns can point to trapped moisture, missing insulation or heat loss. Findings are checked with moisture readings.

Will the survey show heat loss through my roof?

Thermal images can suggest where heat is escaping and where insulation may be missing. The survey is not an energy rating or a heat loss calculation, but the report shows where to look more closely.

Will you go up on the roof?

Only where it is safe to do so. We inspect whatever is safely visible: from the ground, from windows, from inside the loft space, from the roof where it is safe and by drone where applicable. Anything we can’t see is noted in the report.

When you need someone else

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • A structural engineer’s assessment
  • Reliable images in rain, strong wind or on a wet roof surface
  • What’s inside walls or under coverings, without opening up

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you before booking. The full list of what we check.
