Pre-purchase roof survey in Ware, Kent

- Chimney mortar that has eroded
- Gutters choked with leaves and moss
What a pre-purchase roof survey doesn’t cover
It helps to know what a survey won’t do before booking:
- Confirmation of asbestos in cement sheets or soffits
- Structural calculations (that’s a structural engineer’s job)
- What’s under the slates, tiles or felt

About our pre-purchase roof survey in Ware
Buying a flat brings its own roof questions. The lease decides who looks after the roof, and that is often not the individual flat owner. We check as much of the roof as access safely allows, and the report gives you clear points to raise with your solicitor or the managing agent. Where the building has a flat roof, it is checked as far as access allows. If you are worried about roof slopes that look uneven or sagging and ponding, blisters or splits on a flat roof, we can find out what’s behind it, on chimney stacks, clay and concrete tiles and lead flashings and valleys alike.
Older buildings in small places like Ware may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

Pre-purchase roof surveys around Ware
Ware is within about 5 miles of the coast, and wind near the sea can be strong. A small drone can’t fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Goodnestone Park, about 4.3 miles south-west, is one of the historic houses in the wider area around Ware. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

Questions from Ware
Is the coastal weather around Ware hard on roofs?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Will you come out to Ware?
Yes, Ware is covered. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
How many surveys have you done?
Over 20 years and more than 5,000 surveys.
When will the report arrive?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your exchange date and we’ll help you choose.
Is this the same as a RICS Level 2 or Level 3 survey?
No. We survey the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It works alongside a home survey.
Do I have to be there for the survey?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we’ll agree the details as you book.
Do you need to go inside the property?
If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If we can’t get in, the report says so.
What affects the cost of pre-purchase roof surveys
The price reflects the time and kit the roof needs. That comes down to:
- The use of thermal imaging or a drone
- The type of building, from a house to a block or an office
- Features like valleys, chimneys, dormers and parapets
- Height and safe access
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.
Booking your survey
These details help when you get in touch:
- What made you get in touch
- Where water is showing inside, if it is
- When you need the report by
- Your postcode, so we can check access and travel
Not sure which survey you need? It is easiest to phone 07833 053749 or send us an email and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.
What we’re asked to look at in Ware
Gutter problems often look minor from the street. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Hidden gutters behind parapets or in roof valleys can send water indoors. We check them as part of the survey.
Here are some of the things we see often:
- Ponding, blisters or splits on a flat roof
- Signs of past leaks inside the loft
- Bitumen or mortar used in place of proper repairs
- Gaps where slates or tiles have come loose
For landlords with property near Minster station, a written report helps before buying a rental or paying for a new roof on one.
Before you book any roof surveyor

- What the report includes, and whether it has photographs
- How long the report takes to arrive
- Whether the inside of the roof is included
Surveys for landlords and agents in Ware
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.
Leave it or get it looked at?
Without a survey, you’re relying on a glance from the pavement. That rarely shows the back slope, the valleys or the top of the chimney. We fill that gap before you’re tied in, with photos of anything that needs attention. In a place like Ware, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.
Pre-purchase roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we will tell you which fits.

How it works
Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, photograph what we find and record our findings for the written report. It normally takes between one and two hours at a typical house, with time for the loft where it can be reached. Older rural homes like those around Ware can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- Access is arranged through you, the agent or the seller.
- The roof is inspected from every safe vantage point, inside and out.
- Each part of the roof is examined and photographed.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
How to prepare
- Check pets are kept safely away
