About our pre-purchase roof survey in East Stourmouth

A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. Our survey isn’t a RICS survey, and it does not replace one. It adds a focused look at the roof on its own, with photographs of what we find and written recommendations. You can have both if you want the fullest picture. We survey lead flashings and valleys, clay and concrete tiles and gutters and downpipes, and the problems we are asked to look at most are slipped or missing slates and tiles and chimney mortar that has eroded.

Older buildings in small places like East Stourmouth may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.

We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible.

How the survey works

Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take an hour or two at a typical house, with time for the loft where it can be reached. Around East Stourmouth, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We help you pick the package that suits the property.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Before the survey

  • Make sure the loft hatch can be reached
  • Keep pets in another room
  • Make a note of anything you’d like us to look at

Advice

What a pre-purchase roof survey looks like in East Stourmouth

East Stourmouth is within about 5 miles of the coast, and wind near the sea can be strong. A small drone cannot fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Historic houses like Quex Park, about 4.7 miles north-east, show how far back building in the area around East Stourmouth goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you let a flat or house near Minster station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Tips that help

From years of surveys, a few habits stand out:

  • Request records of any re-roofing
  • Book once your offer is accepted
  • Check the lease for roof repair responsibilities
  • Check we’ll be able to get into the roof space

You may want to pass the report to your solicitor or conveyancer so they can raise enquiries with the seller’s side. Past repairs, re-roofing and any records of that work are all fair questions.

Check the roof from the garden and the street after a storm. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small repairs done quickly stop bigger problems later.

When you need someone else

It is a careful look at the roof, not the whole story. The main limits are:

  • A valuation or a promise of a lower price
  • Confirmation of asbestos in cement sheets or soffits
  • The condition of the rest of the house (that is a RICS home survey)

If in doubt, phone 07833 053749 or send us an email and we will recommend the right survey. What a survey covers and does not.

Roof types and parts we check

  • Lead flashings and valleys
  • Clay and concrete tiles
  • Gutters and downpipes
  • Flat-roofed extensions and dormers
  • The roof space
  • Chimney stacks
  • Natural slate

Common questions in East Stourmouth

Does being near the coast affect roofs in East Stourmouth?

Frequently, yes. Within about 5 miles of the sea, as East Stourmouth is, metal fixings wear faster and gales find any loose ridge or slate.

Is East Stourmouth within the area you cover?

Yes, East Stourmouth is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

When should I book a pre-purchase roof survey?

Once your offer has been accepted, and before exchange. That gives you time to use the findings.

Do I need a roof survey if I’m having a RICS survey?

It’s your choice, but the two do different jobs. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and does not replace one.

Do you need to go inside the property?

Where possible, yes. The loft tells us a lot about the roof, and views from upper windows help too. Access is usually arranged through the agent or seller.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when you book.

Do you carry out surveys on Saturdays and Sundays?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

How the survey changes by roof type

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes in London and the South East. Splits in a lead valley send water inside, and missing lead is not unknown, as it is a target for thieves.

Flat roofs

Ponding, blistering, splits and worn upstands are the usual warning signs. We look at outlets too, since a blocked one leaves water sitting on the roof.

What we are asked to look at in East Stourmouth

Buildings put up or refurbished before 2000 may contain asbestos. Cement roof sheets, soffits and flue pipes are typical places to find it. We do not test for it or carry out asbestos surveys, but our report flags materials that could contain it so a specialist asbestos surveyor can check before anything is disturbed.

Things that often lead to a survey include:

  • Signs of past leaks inside the loft
  • Flashings that have lifted or split
  • Cracked flaunching or crumbling chimney pointing
  • Patch repairs that may hide an ongoing problem

The streets around a church like All Saints Church are frequently among the oldest in a place, and if you own one of the older houses nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

What to check before booking

  • What’s outside the scope of the survey
  • What exactly goes into their report
  • Are they insured for the work?
  • Whether VAT is added on top
