Roof leak investigations for homes and businesses in Monkton

Leaks tend to begin where one part of a roof meets another. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. We check each likely route and follow the evidence. Chimneys, dormers and roof lights each add joints of their own. Each one is checked from wherever it’s safe to see it. If you’ve noticed condensation that looks like a leak and water marks that spread in wet weather, we can find out what’s behind it.

Somewhere as small as Monkton, older roofs have often been repaired many times. That makes it hard to tell new damage from old wear, which matters if you’re thinking of an insurance claim. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

Signs you need a roof leak investigation in Monkton

A gutter that overflows can soak a wall and mark the ceiling inside. Hidden gutters behind parapets cause the most trouble, because when they block, water backs up and runs inside.

Signs worth acting on include:

  • Damp ceilings under a flat roof
  • Leaks at a dormer or roof window
  • Leaks that appear only in driving rain
  • Staining around the chimney inside

Historic houses such as Quex Park, about 2.6 miles north-east, show how far back building around Monkton goes. Leaks in period homes nearby often come from lead work and valleys that have been patched before.

What’s in a roof survey

What affects the cost of roof leak investigations

Not every roof costs the same to survey, for these reasons:

  • How many separate roofs there are, such as extensions, dormers and garages
  • House, block, shop or office
  • The shape of the roof and its details
  • The use of thermal imaging or a drone

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you need to know.

Booking your survey

What helps most when you contact us:

  • Where water is showing inside, if it is
  • What’s prompted the survey
  • Any photos you have, taken from the ground or a window
  • The address and postcode of the property

Most bookings start with a short call: phone 07833 053749 or email us. You will have a price before anything is arranged.

Why act early in Monkton

A leak near lights or wiring needs attention quickly. Keep away from any fitting that water is reaching. Then the source needs tracing. Around Monkton, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it’s left.

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we will tell you which fits.

Monkton roofs and the weather

Monkton lies within about 4 miles of the sea, where sea air brings more salt and stronger wind than inland. In a coastal gale, rain is driven sideways into laps, verges and flashings. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.

If you look after a building such as Monkton Church of England Primary School, on a building that size, finding the source of a drip means looking well beyond the stain. For an older house near a landmark such as Church of Saint Mary Magdalene, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Monkton is about 5 miles south-west of Margate, in Kent. Roofs in Monkton get the same thorough look as anywhere else in Kent. Our Kent coverage includes Monkton and the places around it. There’s also a page for Canterbury.

Monkton: your questions answered

Will you come out to Monkton?

Yes. Monkton is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when you book.

Is my home in Monkton listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

Is it a structural engineer’s report?

No. Visible signs like deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Can every leak be traced?

We can’t promise it. Water can travel a long way, and some leaks only show in particular storms. If we can’t be sure, the report ranks the possible sources.

Will you go up on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where it applies, and the report records anything we couldn’t see.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

How the survey works

We don’t take risks to get a closer look. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. Most visits take roughly 1–2 hours, more where the leak is intermittent or the roof is large. Older roofs in small places like Monkton can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. From the roof space, we trace the water’s route where there’s safe access.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Before we arrive

  • Agree roof access with the managing agent if it is shared
  • Point out any leaks or damp patches
  • Keep pets out of the way during the survey

Advice

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

What we look for on each type of roof

Chimney stacks

A stack has several possible ways in for rain. Each is looked at from every safe vantage point.

Flat roof upstands and outlets

On a flat roof, a leak can show some distance from the split. Moisture readings and thermal imaging can help narrow it down where conditions suit.
