Roof survey in West Stourmouth: what you get

Roofs vary a lot across London and the South East. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, while many post-war homes have concrete interlocking tiles. Whatever yours has, the survey is adapted to it. Some older homes have clay tiles, and many have a flat-roofed extension as well. Every part gets the attention it needs. We survey flat roofs, lead flashings and chimney stacks, and common reasons people get in touch are water stains on rafters and ceiling joists and valley linings that have cracked or split.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

When you need someone else

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Asbestos testing of any kind
  • Structural calculations (that is a structural engineer’s job)
  • An exact number of years the roof has left

If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.

What we are asked to look at in West Stourmouth

What’s under the slates or tiles is as important as the coverings themselves. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Torn or sagging felt lets water through.

Here are some of the things we see frequently:

  • Blocked, sagging or leaking gutters
  • Crumbling chimney pointing or cracked flaunching
  • Flashings that have come away from the wall
  • Cracked mortar along the ridge

Trees in and around Grove Ferry Picnic Area shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

Questions to ask before booking

  • Their drone registration, if they fly one
  • Whether the roof space is looked at, where there is one

Questions from West Stourmouth

Will you come out to West Stourmouth?

Yes. West Stourmouth is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Is the coastal weather around West Stourmouth hard on roofs?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and West Stourmouth is within about 5 miles of the coast.

Can you check whether my roof contains asbestos?

No. Asbestos testing isn’t part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Is this a RICS survey?

No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

Do you give a life expectancy for the roof?

Not as a figure. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.

How long does the visit take?

On site, it normally takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Local roofs in West Stourmouth

West Stourmouth lies within about 5 miles of the sea, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in high wind or heavy rain. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

Take an older house close to All Saints Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Anyone responsible for a site like Preston Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What we look for on each type of roof

Natural slate

Inside the loft space, we check what’s under the slates. Older roofs may have bitumen felt underlay, and very old roofs none.

Concrete interlocking tiles

Concrete interlocking tiles are common on post-war and newer homes. They last well, but their surface erodes slowly, and they can crack.

What happens on the day

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes an hour or two for most homes, depending on how many separate roofs there are. In a hamlet or village like West Stourmouth, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Getting ready for the survey

  • Mention any parking restrictions on your street
  • Leave a clear route to the loft
  • Have any paperwork from past roof work to hand

Getting a price

Related advice

Can I check my roof myself?

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Tips from our surveys

There’s plenty you can do without going near the roof. What helps most:

  • Move stored items away from the loft hatch
  • Stay off ladders and the roof
  • Mention any flat roofs as well as the main roof
  • Gather any paperwork for past roof work

The Premium Survey includes a 12-month follow-up. It helps you see whether anything has changed, and whether work has done its job.

Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.
