Roofs, chimneys and gutters in Ware
The coast is about 5 miles or less from Ware, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. The wider area around Ware has a long history of building, with Goodnestone Park about 4.3 miles south-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
Ware is about 6 miles south-west of St Lawrence, in Kent. Ware gets the same service as everywhere else we work: a careful inspection, photos and a written report. Our Kent coverage includes Ware. For surveys nearby, see our Canterbury page.

Landlord roof surveys for homes and businesses in Ware
Managing agents and freeholders use our reports to plan maintenance and budgets. You can see what’s urgent and what can wait, as far as can be judged from what’s visible. It doesn’t include repair cost estimates but contractors can price from it. Anything urgent is made clear, so you can act on them first and plan the rest over the coming years. We survey converted houses, rented houses and flat roofs on blocks, and the problems we’re asked to look at most are worn ridges, hips and verges and leaking joints at party walls.
Somewhere as small as Ware, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What we look for on each type of roof
Shared chimney stacks
A leaning or cracked stack on a shared building affects more than one owner, so a clear record helps.
Pitched roofs on houses and blocks
Slate and tiled pitched roofs are common on let and shared buildings. We check coverings, ridges, hips, valleys and flashings as far as can safely be seen.
Tips from our surveys
From years of surveys, a few habits stand out:
- Make leak reporting easy for tenants
- Give residents notice before a survey
- Make sure the loft space can be accessed
- Survey the roof on a regular cycle
We do not advise on leases or who should pay. Our report sets out the roof’s condition to help those discussions.
Encourage residents to tell you about leaks or damp straight away. Early reports let you act before damage spreads.
Do you need a landlord roof survey in Ware?
Tenants and leaseholders rarely look at the roof. Slipped slates, cracked flashings and blocked gutters can sit unnoticed for years, especially on taller buildings.
These are some of the problems a survey can pick up:
- Loose ridge or hip tiles
- Missing or loose roof coverings
- Standing water on a flat roof
- Blocked gutters over flats
If you let a flat or house near Minster station, a roof report helps you deal with small faults before they turn into a call from a tenant.
Questions to ask before booking
- Their track record with similar roofs
- Which limits apply to the survey
- What happens after the report arrives
- Will the report include photos?
How it works
Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes about 1–2 hours for a house, and longer for a block or a building with several roofs. Somewhere as small as Ware, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- First, we confirm the roofs and areas to be surveyed.
- Access to flats and the loft space is arranged with you ahead of time.
- We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
- Defects are photographed and their urgency noted.
- We send a written report you can use to plan maintenance and budgets.
Before we arrive
- Have any questions written down, so nothing gets missed
- If the roof is shared, arrange access with whoever manages the building
- Note where any stains or damp appear

What else we do in Ware
Questions from Ware
Is the coastal weather around Ware hard on roofs?
It can do. Ware is within about 5 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Does a conservation area affect roof work in Ware?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Does this replace a RICS building survey?
No, it focuses on the roof. It is not a RICS Level 2 or 3 survey and does not replace a structural engineer’s report.
Does someone need to be in?
Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when you book.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first. Mention it when you contact us and we will explain what’s needed.
Do you test for asbestos?
No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you as you book.
What you can safely check yourself
What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Landlord and commercial surveys in Ware
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it as you book and we’ll plan the survey around it.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
