Questions from Temple Ewell

Is my home in Temple Ewell listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do roofs near the sea, like those around Temple Ewell, take more of a battering?

It can do. Within about 3 miles of the sea, as Temple Ewell is, metal fixings wear faster and gales find any loose ridge or slate.

Does the report include photographs?

Yes, plenty. Pictures sit next to the findings they show, so you can see what we mean.

What’s the price of ELD?

We quote electronic leak detection for each roof, as the method and time depend on the roof. The price depends on the roof’s size and build-up. For a quote, phone 07833 053749 or email us.

Can you give me structural calculations?

No. Our survey isn’t a structural engineer’s report, and it doesn’t include calculations. We’ll recommend an engineer if we see signs that call for one.

Do you use drones?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Will you repair the leak?

No. We test the membrane and report. The report shows where each breach is for your roofer to repair.

Electronic leak detection in Temple Ewell

Our ELD testing covers flat roofs in Temple Ewell and the rest of London and South East England. Testing usually takes more time on a big roof than a small one, with the construction of the roof playing a part too. We quote electronic leak detection for each roof, as the method and time depend on the roof. The results come in a written report with photos. Typical surveys look at waterproofing to test before it’s covered and breaches around outlets and penetrations, on single-ply roofs, commercial flat roofs and green roofs.

In a village or hamlet like Temple Ewell, flat roofs are normally on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.

What you get is a clear record of the flat roof membrane on the day we saw it. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

What affects the price in Temple Ewell

Prices always include VAT. What changes the price is:

  • Extensions, dormers and garages with roofs of their own
  • Commercial roofs and larger buildings
  • If the survey needs thermal imaging or a drone
  • The shape of the roof and its details

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

Booking your survey

Getting the details right at the start saves time. Please include:

  • The address and postcode of the property
  • The style of property, from a terrace to a block
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Why you want a survey: buying, a leak, a storm or new work

You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, call 07833 053749 or email us.

How the survey changes by roof type

Green and ballasted roofs

Testing before planting or ballast goes on is simpler.

Inverted and paved roofs

A terrace or paved roof hides the waterproofing. Suitability depends on the layers.

Leave it or get it looked at?

A visual inspection can miss tiny holes. Electronic testing can find breaches you can’t see by eye where the roof suits it. Where a roof is exposed, as many are in small places like Temple Ewell, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Honest limits

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Leaks from walls, copings or rooflights
  • Roofs whose membrane or build-up is not suitable
  • Repairing the breaches (that is for your roofer)

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. What our survey covers.

What you can safely check yourself

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.

Flat roofs in Temple Ewell

The coast is about 3 miles or less from Temple Ewell, and places near the sea get more salt in the air and more wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

If you live in an older home near Church of St Peter and St Paul, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. For site and facilities teams at buildings such as Temple Ewell Church of England Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. For landlords with property near Kearsney station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

How the survey works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes longer on a large roof than a small one, and the build-up of the roof makes a difference too. Cottages and farmhouses around Temple Ewell frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. You let us know about the roof and where water is showing.
  2. The roof is assessed for suitability first.
  3. The test method is chosen to suit the roof.
  4. We test the roof and locate any breaches.
  5. You get a report with photos of each breach.
