Electronic leak detection for Langley homes and businesses

Electronic leak detection around Langley

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. About 1.1 miles north lies Stoneacre, a reminder of how long the area around Langley has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

If you let a flat or house near Bearsted station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If you look after a shop, office or commercial unit, for example near The Mall Maidstone, outlets and upstands on commercial flat roofs are the places to check before trouble starts. Anyone responsible for a site like Langley Park Primary Academy will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Electronic leak detection in Langley

Our ELD report shows where each breach was found with photos. Your roofer can then repair those points rather than guessing. We do not estimate repair costs; that’s for your roofer to price. A retest after repairs can check the work if the build-up allows. You get a written report with photos. If you are worried about failed seams and laps and damp inside with no sign on the roof, a survey will tell you what’s going on, on liquid-applied waterproofing, commercial flat roofs and single-ply roofs alike.

Somewhere as small as Langley, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when you book.

We write the report in plain English, so you do not need to be a roofer to follow it. Photos show what each point refers to.

Tips that help

These tips come from what we see on roofs every week:

  • Check new waterproofing before handover
  • Keep outlets clear of debris
  • Let us know about the membrane and build-up if you know it
  • Get leaks traced quickly

After your roofer repairs the breaches, a retest can confirm them, where the roof still suits the method.

Don’t leave a flat roof leak running. Water under a membrane can spread.

Langley questions

Do you carry out roof surveys in Langley?

Yes, Langley is one of the places we work. The survey and report are the same in Langley as anywhere else, and visits run on weekdays and weekends.

Is Langley within the area you cover?

Yes, we do. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can every flat roof be tested?

Not every roof is suitable. Some membranes conduct electricity and some roofs lack the layer the test needs. If your roof will not work, we’ll say so before testing.

Is this a RICS survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

Are you structural engineers?

No. Our survey isn’t a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.

Can you find leaks on a covered flat roof?

It can be possible, depending on the roof. Covered roofs limit the methods we can use, so we check the build-up first.

Is the repair part of the test?

No, our part is finding the breaches. Your roofer uses the report to target the repair.

What we look for on each type of roof

EPDM rubber roofs

ELD on EPDM depends on the product and the layers. We check before we quote.

Single-ply membranes

Many offices and units have single-ply roofs. Laps and fixings are where holes frequently appear.

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

How it works

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take a time that depends on the membrane area and the build-up, and we’ll give you a guide when quoting. Rural addresses near Langley can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We ask about the roof, its age, its membrane and where leaks appear inside.
  2. We confirm whether the roof is suitable for electronic testing.
  3. We pick the low-voltage or high-voltage method that suits the roof.
  4. Testing runs across the roof to locate breaches in the membrane.
  5. You get a report showing where each breach is, for your roofer to repair.

Advice

What we can’t see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Roofs whose membrane or build-up is not suitable
  • Repairing the breaches (that is for your roofer)
  • Areas we cannot reach or that can’t be tested

If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey. What our survey covers.

What we check

  • Roof terraces and balconies
  • Flat roof membranes
  • Commercial flat roofs
  • Single-ply roofs
  • Green roofs
  • Liquid-applied waterproofing

What a survey costs

Prices vary from roof to roof, and it comes down to:

  • Any need for thermal images or a drone flight
  • The shape of the roof and its details
  • How big the roof is
  • How tall the building is and how easy the roof is to see

Every price we give includes VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. You will know the price for your survey before booking.

Getting in touch

A little information up front helps. It’s useful to include:

  • Any photos you have, taken from ground level or a window
  • Why you want a survey: buying, a leak, a storm or new work
  • Where water is showing inside, if it is
  • Your timetable, such as an exchange date

If you’re buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.
