Flat roof survey in Langley: what you get

Standing water is one of the first things we look for on a flat roof. It can point to poor falls, a blocked outlet or a deck that is deflecting. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. We’re frequently asked to look into blocked or damaged outlets and a sagging deck under the covering, across upstands and outlets, EPDM rubber and single-ply membranes.

In a small place like Langley, a flat roof can stand in the open, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are usually the first part of a flat roof to go.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put by urgency where it matters.

Questions from Langley

Is Langley in the area you cover?

Yes, Langley is within the area we cover. We cover the whole of London and South East England. Just ring 07833 053749 or drop us an email and let us know about the property.

Will you come out to Langley?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Do you go up onto the roof?

We inspect from wherever is safe: on the roof where it’s safe, and from windows, nearby vantage points and inside. We never walk on fragile rooflights or sheeting.

Can you survey a shared roof?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

Can you survey at the weekend?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days as you book.

What’s the best way to book?

Just ring 07833 053749 or drop us an email. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

Landlord and commercial surveys in Langley

We survey roofs for landlords and agents as well as homeowners. A photo-illustrated written report gives you a clear record of the flat roof, useful for planning maintenance.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

What a flat roof survey doesn’t cover

Before booking, it is worth knowing what a survey will not do:

  • A promise that the roof won’t leak in future
  • Whether the deck or joists are strong enough
  • The condition of the deck or insulation hidden under the covering

If in doubt, ring 07833 053749 or drop us an email and we’ll suggest the right survey. The full list of what we check.

Roof types and parts we check

  • Mastic asphalt
  • GRP fibreglass
  • Single-ply membranes
  • EPDM rubber
  • Felt flat roofs
  • Upstands and outlets

What we look for on each type of roof

Mastic asphalt

Without seams, asphalt tends to fail through cracking and at its skirtings. We record any crazing or splits and where water may be getting in.

GRP fibreglass

A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. We look for cracks at board joints, around trims and at upstands.

What we’re asked to look at in Langley

Flat roofs take the full force of the weather on a surface that drains slowly. Over the years, coverings harden, crack and start to come away at the edges. People normally call us when a leak appears, before a purchase, or when the roof may be near the end of its life.

A survey can pick up problems such as:

  • Dips that suggest the deck is deflecting
  • Failed seals around rooflight kerbs
  • Outlets choked with leaves and silt
  • Gaps at upstands and abutments

For landlords with property near Bearsted station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Before you book any roof surveyor

  • Will the report include photos?
  • Which parts of the roof they’ll actually see
  • Is there a chance to talk the report through?
  • Are they insured for the work?

What a roof survey includes

What we do, step by step

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit usually takes an hour or two on an ordinary house, with bigger or more complicated roofs taking longer. Rural addresses near Langley can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We view the roof from the ground, from windows and from the roof where it is safe to do so.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. The findings are written up with photographs and recommendations and emailed to you.

Preparing for the visit

  • Keep pets in another room
  • Dig out any old roof reports or invoices
  • Jot down any questions you want answered

What a survey costs

A few things affect what a survey costs:

  • How tall the building is and how easy the roof is to see
  • Roof area
  • Commercial roofs and larger buildings
  • How complicated the roof is, with its valleys, chimneys and parapets

Flat roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we’ll tell you which fits.

Getting in touch

You do not need to know any roofing terms. It is enough to let us know:

  • Dates you’re working to, such as exchange
  • Where water is showing inside, if it is
  • The style of property, from a terrace to a block
  • Where the property is, with the postcode

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or send us an email when you are ready.

Flat roofs in Langley

Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit. The wider area around Langley has a long history of building, with Stoneacre about 1.1 miles north. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Take a building like Langley Park Primary Academy: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. Shop and office owners around The Mall Maidstone may find that outlets and upstands on commercial flat roofs are the places to check before trouble starts.
