Independent gutter surveys in Langley

How the survey changes by roof type

Lead-lined valley and parapet gutters

Many older homes have lead-lined valley and parapet gutters. Splits and failed joints in the lead can let water straight in.

Box and secret gutters

Box and secret gutters often cause leaks indoors. Outlets, linings and overflows are checked as far as access allows.

How a gutter survey works in Langley

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason, with photographs and written recommendations. We survey on weekdays and at weekends. If you’ve noticed gutters packed with leaves or moss and leaks at the gutter joints, we can find out what’s behind it, whatever the roof.

Some older homes in villages like Langley are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

Langley questions

Does a conservation area affect roof work in Langley?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you survey roofs for landlords with property near Bearsted station?

Yes, landlords and agents book with us as well as owners. Just ring 07833 053749 or send us an email and tell us about the building.

Are you insured?

We’re covered by professional indemnity and public liability insurance.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we will plan the survey around it.

Will I get photos?

Yes. The report includes photos of what we found, so you can see exactly what each finding refers to.

Will you check if gutters are causing damp inside?

The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We can’t see inside walls, so we report on what’s visible.

What will the report tell me?

A photo-illustrated written report, explaining the condition of the gutter, any defects and our recommendations, in order of urgency where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

How the survey works

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It normally takes between one and two hours at a typical home, and more on a big or complicated roof. Somewhere as small as Langley, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Tips from our surveys

Over many surveys, some simple habits stand out:

  • Ask for valleys and parapet gutters to be cleared too
  • Make sure downpipe clips are holding
  • Check for spilling water in a downpour
  • Keep climbers away from the eaves

You receive a written report with photographs and clear written recommendations. Share it with a contractor of your choice so they can see exactly what’s needed.

Get the gutters cleared every year, and more frequently if trees overhang the roof. The best time is usually after the leaves have dropped. Clean gutters can do their job.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

Langley homes and their roofs

Stoneacre, about 1.1 miles north, is one of the historic houses in the wider area around Langley. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For an older house near a landmark like Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first. If you own a rental within reach of Bearsted station, the gap between tenancies is a good time to have the roof looked at. If you look after a shop, office or commercial unit, for instance near The Mall Maidstone, a roof report helps plan work around trading rather than after a leak.

Langley is about 3 miles south-east of Maidstone, in Kent. Langley gets the same service as everywhere else we work: a careful inspection, photographs and a written report. Langley is one of the places in Kent where we work for gutter surveys.

What happens if roof problems are left?

Our report is a dated record of what we found, useful when you are planning maintenance or getting work priced. Without it, you are relying on what can be seen from the pavement. Older cottages and farmhouses around Langley can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

What you get with us

  • Surveys on weekdays, Saturdays and Sundays
  • Thermal imaging and drone inspection where they help
  • An independent look at the roof
  • Clear package prices, with VAT included

What we cannot see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Blockages deep inside downpipes
  • What’s behind fascias and inside walls
  • Hidden sections we cannot view safely

If in doubt, ring 07833 053749 or use the contact form and we’ll suggest the right survey before you book. The full list of what we check.
