About our gutter survey in Five Wents
Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason, with photos and written recommendations. Visits can be on weekdays, Saturdays or Sundays. We are often asked to look into hoppers and outlets full of debris and sagging gutters and loose brackets, across downpipes, outlets and hoppers and valley gutters.
In a small place like Five Wents, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

Why get it checked now?
When a valley or parapet gutter blocks, the water has nowhere safe to go. It can overflow into the building, frequently in the heaviest rain. It’s worth having these gutters looked at before the wetter months. Outbuildings and barns around Five Wents are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.
Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your survey before you book.

Five Wents: your questions answered
Will you come out to Five Wents?
Yes. Five Wents is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
Do you survey roofs for landlords with property near Hollingbourne station?
Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Could my damp wall be caused by the gutters?
Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the evidence points elsewhere, we’ll say so, based on what we can see.
Is it a structural engineer’s report?
No. We note visible signs like sagging or deflection, but we are not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.
Do you use drones?
Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Do you check valley and parapet gutters?
Yes, as far as they can safely be seen. We use the ground, windows, the roof space and the roof where it’s safe and a drone where it applies.
How much is a gutter survey?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. For a price for your building, call 07833 053749 or send us an email.
Can I check my roof myself?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
What this survey can’t tell you
Some things can’t be seen without opening up the roof, so a survey has limits:
- What’s hidden inside a downpipe
- Hidden sections we can’t view safely
- Pipes below ground level
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. The full list of what we check.

How the survey works

What we look for on each type of roof
Aluminium and other metal gutters
Joints and fixings are the weak points on metal gutters. Any leaks or corrosion we spot go in the report.
Lead-lined valley and parapet gutters
We look at the lining, the joints and the outlets where it is safe to see them. Lead is also a target for theft.
Local roofs in Five Wents
Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses such as Stoneacre, about 1.7 miles north, show how far back building in the area around Five Wents goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
For landlords with property near Hollingbourne station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. The streets around a church such as Church of St Mary are frequently among the oldest in a place, and if yours is one of the older homes nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For site and facilities teams at buildings like Sutton Valence Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.
