How a flat roof survey works in Chart Sutton

A flat roof does not shed water the way a pitched roof does. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. We check the surface, the falls, the upstands and the edge trims, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. We are often asked to look into upstands pulling away from walls and cracked or split membrane, on mastic asphalt, EPDM rubber and felt flat roofs.

Somewhere as small as Chart Sutton, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access in advance. If there are outbuildings or garages with flat roofs, mention them as you book.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

Landlords, agents and block managers in Chart Sutton

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.

Practical tips

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Plan a survey before the covering reaches the end of its usual life
  • Clear roof outlets and gutters each autumn
  • File the paperwork for the roof and any repairs
  • Check ceilings under the roof for damp patches

For landlords and building managers, the report is a dated record of the roof’s condition. It helps when planning maintenance budgets, and it gives a baseline to compare against next time.

Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that’s looked after between surveys normally lasts longer.

Why it is worth a survey now in Chart Sutton

For a buyer, the best time to learn about a flat roof is before contracts are exchanged. After that, the cost of any work is yours. A report gives you facts to put to the seller or agent. For older village homes like those around Chart Sutton, the right replacement materials aren’t always easy to find quickly. That is one more reason to find defects before they become urgent.

Prices quoted always include VAT, and the report is not charged as an extra. Flat roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

  • An exact number of years the roof has left
  • Asbestos testing, which needs a specialist asbestos surveyor

What we do, step by step

On the day, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can be seen safely. The survey typically takes between one and two hours at most homes, with bigger or more complicated roofs taking longer. Cottages and farmhouses around Chart Sutton frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We check the roof from ground level, windows and the roof where it’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Yes, Chart Sutton is within the area we cover. We survey roofs across London and the South East. You can ring 07833 053749 or use the contact form with the address and a few details, and we’ll talk through which survey suits.

Is it a structural engineer’s report?

No. Our survey isn’t a structural engineer’s report, and it does not include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

Do you need to get into the loft?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Do you use drones?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.

Can you find where water is getting through my flat roof?

We check the whole roof, since water can travel before it shows inside. Every split, lap, upstand, outlet and rooflight we can see is looked at. If the cause cannot be seen, we will say so and suggest what would help.

Flat and commercial roofs around Chart Sutton

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. The wider area around Chart Sutton has a long history of building, with Stoneacre about 2 miles north. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

For an older house near a landmark such as Church of St Michael, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. If you run a business near The Mall Maidstone, the flat roofs over shops and commercial units are worth checking before a leak, not after. Take a building like Langley Park Primary Academy: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Can I check my roof myself?

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
