Electronic leak detection in Tovil

Electronic leak detection for homes and businesses in Tovil

A leak in a flat roof frequently shows up a long way from where the water gets in. So the stain inside rarely sits under the hole. ELD tests the waterproofing directly and locates the breach. It’s testing only and leave the repair to your roofer. On a suitable roof, it takes the guesswork out of finding the hole. The results then follow in a written report with photos. We’re frequently asked to look into patched roofs that still leak and a flat roof leak that can’t be traced, across single-ply roofs, commercial flat roofs and green roofs.

Outbuildings, garden rooms and garages in places like Tovil often have flat roofs of their own. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. It is worth mentioning them when booking, so the visit can include them. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the flat roof membrane, the defects we found and what we recommend.

Leave it or get it looked at?

A visual inspection can miss tiny holes. ELD picks up breaches a visual check might miss, on suitable membranes. Arranging work in a smaller place like Tovil is easier with notice than in an emergency. Knowing early gives you time to get the right people in.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

What you get with us

  • Over 5,000 surveys carried out
  • Covered by professional indemnity and public liability insurance
  • Surveys on weekdays and at weekends
  • Drone flown under a CAA Flyer ID and Operator ID

Honest limits

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • The extent of water in the insulation
  • Sections we cannot safely access
  • Water entering through details rather than the membrane

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before booking. What our survey covers.

What this survey covers

  • Roof terraces and balconies
  • Single-ply roofs
  • Green roofs
  • Flat roof membranes
  • Liquid-applied waterproofing
  • Commercial flat roofs

What a survey costs

Prices always include VAT. What changes the price is:

  • House, block, shop or office
  • The use of thermal imaging or a drone
  • How many separate roofs there are, such as extensions, dormers and garages
  • Roof area

Every price we give includes VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. You will know the price for your roof before booking.

Booking your survey

What helps most when you contact us:

  • What made you get in touch
  • When you need the report by
  • The style of property, from a terrace to a block
  • Any photos you have, taken from the ground or a window

To book a survey, phone 07833 053749 or send us an email with the address and what you’d like to know about the roof. We’ll confirm the price before booking.

Before and after the survey

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Check new waterproofing before handover
  • Keep outlets clear of debris
  • Ask contractors to protect the membrane
  • Have roof specifications to hand

Questions about the results are welcome. We will explain what was found and what it means.

Check contractors protect the waterproofing when fitting equipment. Have the roof looked at after other work.

How the survey works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes a time that depends on the size of the roof and how it’s built, which we’ll explain when we quote. If you have questions on the day, just ask. A visit to a smaller place like Tovil is no different on the day: we look from the ground, from windows, from the loft and from the roof where it is safe. It helps to show us anything you’ve already noticed.

  1. First, you tell us about the roof build-up and where water is showing.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. We pick the low-voltage or high-voltage method that suits the roof.
  4. The roof is tested and any breaches are located.
  5. You get a report showing where each breach is, for your roofer to repair.

Getting ready for the survey

  • Tell us about parking before the day
  • Agree roof access with the managing agent if it’s shared
  • Note where any stains or damp appear

What we look for on each type of roof

Green and ballasted roofs

Roofs with planting or ballast hide the membrane. Testing may still be possible but it depends on the layers.

EPDM rubber roofs

EPDM is a long-lasting flat roof membrane, but punctures and seam failures still happen.

Can you look at the flat roof of a hotel or office near Tovil?

Yes, commercial flat roofs are part of what we cover. Larger commercial roofs are quoted for the building, and roof access is agreed with you before the visit.

How do I arrange electronic leak detection in Tovil?

How experienced are you?

What do I do with the report?

You receive the written report by email, with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Is this a RICS survey?

No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What will the report tell me?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. Points are put with the most urgent first where relevant.

Flat roofs in Tovil

Stoneacre, about 3.1 miles east, is one of the historic houses in the wider area around Tovil. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.

If you look after a shop, office or commercial unit, for example near Fremlin Walk, outlets and upstands on commercial flat roofs are the places to check before trouble starts. For hotels and guest houses around Tovil, a roof problem found early is far less disruptive than one found by a guest, so it is worth knowing the roof’s condition. If you look after a building like Archbishop Courtenay Primary School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.
