How a landlord roof survey works in Tovil
A roof over tenants or leaseholders frequently gets attention only when water comes in. Surveying the roof first helps you spot defects early so work can be planned, not rushed. The findings come in a written report with photos that you can keep with the building’s records. Many clients repeat the survey on a rolling basis to keep maintenance plans current. If you’re worried about damp or stains in top-floor flats and blocked gutters over flats, we can find out what’s behind it, whatever the roof.
In a smaller place like Tovil, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
If any part of the let or shared roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Why get it checked now?
Relying on what tenants report means relying on what they can see. By the time a stain appears, water may have been getting in for a while. We look at the roof, not just the symptoms. Tradespeople may need to travel further to a smaller place like Tovil, so it helps to plan roof work rather than call someone out in a hurry. A survey gives you that notice.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

Questions from Tovil
Does a conservation area affect roof work in Tovil?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do you survey roofs for landlords with property near Maidstone West station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or email us with the address and what you need.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first. Mention it when you get in touch and we’ll explain what’s needed.
Is Tovil in your area?
Yes. We survey roofs across London and South East England, and that includes Tovil.
Can you survey at the weekend?
We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you as you book.
Do I have to be there for the survey?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
How long does the survey take?
Expect it to take about one to two hours for a house, and longer for a large or complex roof. You will then get the report by email.
What we cannot see
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- A full structural assessment of the building
- Roof areas we weren’t given access to
- A full building survey of every part of the property
If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.
What this survey covers
- Converted houses
- Blocks of flats
- Shared roofs
- Gutters and downpipes
- Flat roofs on blocks
- Rented houses
What you can safely check yourself
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
What happens on the day
The visit has one job: to see as much of the let or shared roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes about 1–2 hours at a typical home, though large, tall or awkward roofs take more time. Being in a smaller place like Tovil doesn’t change how the visit works: we look from ground level, from windows, from the loft and from the roof where it is safe. It’s useful to show us anything you’ve already noticed.
- First, we confirm the scope and the purpose of the report.
- You arrange access to the loft and any flats we need.
- We inspect each roof as far as it can be seen safely.
- We photograph defects and note how urgent they look.
- A written condition report follows to help you plan.
Before we arrive
- Buyers: confirm access with the estate agent or seller
- Keep pets inside or away from the areas we are looking at
- If the roof is shared, arrange access with whoever manages the building
Booking a survey
If you are buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or drop us an email whenever suits you.

Useful tips for Tovil property owners
Over many surveys, some simple habits stand out:
- Act on high-priority defects quickly
- Keep roof outlets and gutters clear
- Give tenants a simple way to report leaks
- Do not wait for a leak to survey the roof
Photos make it easier to explain the findings to leaseholders, tenants or directors. We keep the report clear and jargon-light.
Get gutters and roof outlets cleared at least once a year and include any valley or parapet gutters. Many leaks into top flats start with a blocked gutter.
What a landlord roof survey looks like in Tovil
The wider area around Tovil has a long history of building, with Stoneacre about 3.1 miles east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Anyone responsible for a site like Archbishop Courtenay Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. The streets around a church such as St Michael and All Angels Church are often among the oldest in a place, and if your home is one of the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Trees in and around River Len LNR shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.
