Landlord roof surveys in Shepway

Landlord roof survey in Shepway

We survey let and shared roofs in Shepway and across London and South East England. Time on site normally takes about 1–2 hours for a house, and longer for a block or a building with several roofs. Everything is inspected as far as it can safely be seen including by drone where applicable. You then get a written report with photos. We survey rented houses, blocks of flats and shared roofs, and people most often book us about missing or loose roof coverings and chimney stacks in poor repair.

Trees around homes in smaller places like Shepway drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. It is the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.

The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible, and recommendations are put with the most urgent first where relevant.

Shepway: your questions answered

Does a conservation area affect roof work in Shepway?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Will you come out to Shepway?

Yes, we do. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Will the survey cover the whole building?

No, it is a roof survey. It isn’t a RICS Level 2 or 3 building survey and does not replace a structural engineer’s report.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.

Can you inspect my roof with a drone?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them.

What does a block roof survey cost?

Prices start from £150, including VAT. The building’s size, roofs and access all affect the price. To get a price, call 07833 053749 or email us.

Landlord and commercial surveys in Shepway

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photographs included.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

The survey, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours for a single let house, with blocks of flats taking longer. You are welcome to ask questions while we are there. Homes around Shepway often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. Inside, the loft is looked at where it can be reached safely.

  1. You let us know about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photos.

Before we arrive

  • Gather any invoices or paperwork from past roof work
  • Clear the way to the loft hatch
  • Leave side gates unlocked

What we look for on each type of roof

Roof spaces and lofts

Access to the loft may be through a flat or a common area and you will need to arrange it.

Shared chimney stacks

Many terraces and conversions have shared stacks. Pots, flaunching, pointing and flashings are looked at from safe vantage points.

Why get it checked now?

Finding a roof defect early usually means a smaller, planned job. Left until it leaks, a roof can damage ceilings and tenants’ belongings, plus urgent call-outs. Tradespeople may need to travel further to a smaller place like Shepway, so it’s useful to plan roof work rather than call someone out in a hurry. A survey gives you that notice.

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both inc. VAT. You’ll know the price for the job before booking.

Why book with us

  • Drones and thermal imaging where it applies

Roofs, chimneys and gutters in Shepway

About 1.4 miles east lies Stoneacre, a reminder of how long the area around Shepway has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Shop and office owners around The Mall Maidstone may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Anyone responsible for a site like Greenfields Community Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

What we’re asked to look at in Shepway

A roof nobody lives directly under can be easy to overlook. Minor faults can go unseen until a tenant reports a leak, by which point the damage has spread.

People usually book a survey when they’ve noticed something like this:

  • Splits and blisters in flat roof coverings
  • Parapets and upstands in poor repair
  • Damp or stains in top-floor flats
  • Choked outlets and gutters

If you own a rental within reach of Maidstone West station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What to check before booking

  • Whether the roof space is looked at, where there is one
  • Their report turnaround times
  • Whether you can ask questions once you have the report
  • What the report includes, and whether it has photos

What a roof survey includes

Checking the roof from ground level

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
