About our landlord roof survey in Loose

A landlord roof survey shows you the state of a roof in a report you can plan around. We work for landlords, letting agents, managing agents and freeholders, as well as residents’ and RTM management companies. You get a written report with photos and recommendations set out by urgency where relevant. The survey covers the roof, not the whole building. If you’re worried about loose ridge or hip tiles and ceiling stains reported by tenants, we can find out what’s behind it, whatever the roof.

Some older homes in villages like Loose are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible, with the urgent items made clear.

What affects the price in Loose

Prices always include VAT. What changes the price is:

  • House, block, shop or office
  • The roof’s overall size
  • Extra roofs, like extensions, dormers or garages
  • The shape of the roof and its details

Prices start from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

Getting in touch

Getting the details right at the start saves time. It’s useful to include:

  • The property’s address and postcode
  • What kind of property and roof it is
  • Dates you are working to, like exchange
  • Anything about access we should know

You can call us seven days a week. For a price or to book, phone 07833 053749 or send us an email.

Why it’s worth a survey now in Loose

On a shared roof, disagreements are easier to settle with a clear record. Without one, each party may have a different view of what’s wrong. Where a roof is exposed, as many are in small places like Loose, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

FAQs for Loose

Will you come out to Loose?

Yes. Loose is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can a landlord with a rental near East Farleigh station book a roof survey?

Yes, rented property is part of what we cover. You can phone 07833 053749 or email us with the address and some details.

How long will you be at the property?

Most surveys take between one and two hours for a house, and longer for a block or a building with several roofs. The report follows by email.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

How experienced are you?

Over 20 years and more than 5,000 surveys.

How much is a survey?

Prices start from £150, including VAT. We confirm the price for your roof before you book, based on the roof’s size, access and package. To get a price, ring 07833 053749 or use the contact form.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

How the survey works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two for a house, and longer for a block or a building with several roofs. You are welcome to ask questions while we’re there. Older roofs in small places like Loose can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start with what you know about the building and its history.
  2. We confirm the access we will need.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. The report records areas we couldn’t access.
  5. You receive photos and recommendations, prioritised where relevant.

Before the survey

  • Show us where any leaks or stains appear
  • Gather any invoices or paperwork from past roof work
  • Make sure pets are kept safely away

Landlord roof surveys in Loose: local notes

The wider area around Loose has a long history of building, with Stoneacre about 2.8 miles east. If you own one of the older houses, expect a mix of original materials and later repairs on the roof. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you own one of the older houses in the streets near Church of All Saints, its chimney, valleys and lead work are likely to be the parts that need attention first. If you look after a shop, office or commercial unit, for example near The Mall Maidstone, a dated report on the roof is useful for planning and for any lease discussions. Landlords with a home close to East Farleigh station may find that a dated record of the roof is useful when planning maintenance across a let.

Loose is about 2 miles south of Maidstone, in Kent. We cover Loose and the rest of Kent. We cover towns and villages across Kent, from the larger towns to small villages.

Every address in ME15 and ME17 is within our area for landlord roof surveys, from the main roads to the quietest streets. We offer landlord roof surveys to properties on Rosemount Close, Malthouse Hill and Old Loose Hill and the roads around them. If you are just outside Loose, we cover Boughton Green (1 mile south-east), Boughton Monchelsea (1 mile south-east), Linton (1 mile south), Park Wood (2 miles east) and Shepway (2 miles north-east). Further out, we also cover Sittingbourne (12 miles north-east), Sevenoaks (15 miles west), Royal Tunbridge Wells (13 miles south-west), Gravesend (15 miles north-west), Tonbridge (11 miles west) and Northfleet (15 miles north-west).

What we look for on each type of roof

Party-wall upstands and parapets

On terraces, walls rise between neighbouring roofs. Their flashings and pointing can let water in.

Roof spaces and lofts

On blocks, the loft space may be reached through a flat or a communal hatch, so it needs arranging.

Practical tips

These tips come from what we see on roofs every week, before and after a survey:

  • Keep roof outlets and gutters clear
  • Give tenants a simple way to report leaks
  • Survey the roof on a regular cycle
  • Make sure the loft space can be accessed

How soon the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. Pick the package that suits the building and your timescale.

Deal with the high-priority defects quickly, and plan the rest. Left alone, minor faults usually get worse.

Landlord and commercial surveys in Loose

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run seven days a week, which helps when tenants work during the week.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
