Gutter surveys near Loose

The survey, step by step

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, take photos as we go and record our findings for the written report. Most visits take about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere like Loose needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it’s safe, we check the loft for signs of water.
  5. A written report with photographs and recommendations follows.

Before the survey

  • Agree roof access with the managing agent if it’s shared
  • If it is not your property yet, arrange access through the agent
  • Check we can get to the back of the property

Advice

How a gutter survey works in Loose

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey, so we cannot see inside underground pipes. Where water seems to be backing up from below ground, we will say so in the report, with a suggestion to book a separate drain survey. Anything we find above ground, like a split hopper or a leaking downpipe, is photographed and recorded. We survey valley gutters, eaves gutters and fascias and soffits, and the problems we are asked to look at most are downpipes that are split or coming away and brackets that have dropped or snapped.

In a village or hamlet like Loose, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is normally the chimneys and lead flashings that need work first.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What affects the cost of gutter surveys

Not every roof costs the same to survey, and it comes down to:

  • Whether you choose the Basic, Standard or Premium Survey
  • The shape of the roof and its details
  • The type of building, from a house to a block or an office
  • The height of the building and how the roof can safely be seen

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the price for your roof before you book.

What to let us know when you contact us

You don’t need to know any roofing terms. Just let us know:

  • The property’s address and postcode
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Pictures from the garden or a window, if you have them
  • Any deadline, like an exchange date

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply call 07833 053749 or use the contact form whenever suits you.

What a gutter survey does not cover

Without opening up the roof, some things stay hidden, so a survey has limits:

  • What’s hidden inside a downpipe
  • What’s behind fascias and inside walls
  • The inside of buried drains

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you before you book. The full list of what we check.

Do you need a gutter survey in Loose?

Overflowing gutters in a downpour are a common reason to book. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. A survey helps show where the water is coming from before it causes more harm.

Most people get in touch after spotting something like this:

  • Choked outlets or hopper heads
  • Leaks at the gutter joints
  • Sagging gutters and loose brackets
  • Valley or box gutters that overflow inside

Take an older house close to Church of All Saints: its roof may have old fixings, lead flashings and chimneys that need a closer look.

Questions to ask before you book

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Their track record with similar roofs
  • Which parts of the roof they’ll actually see
  • Will they check the loft as well as the outside?

What to expect from a roof survey

Should I look at the roof myself first?

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Loose questions

I let a flat near East Farleigh station. Can you check the roof?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Does a conservation area affect roof work in Loose?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Will you check if gutters are causing damp inside?

Overflowing gutters often lead to damp walls, and we check for exactly that. If the evidence points elsewhere, we will say so, based on what we can see.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

What does a gutter survey cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Just phone 07833 053749 or use the contact form for a price.

Will you walk on the roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.

Are you structural engineers?

No. Our survey isn’t a structural engineer’s report, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

Rented homes, blocks and businesses

We survey roofs for landlords and agents as well as householders. A report with photographs gives you a clear record of the gutter, useful for planning maintenance.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Loose homes and their roofs

The wider area around Loose has a long history of building, with Stoneacre about 2.8 miles east. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Knowing the covering helps explain which parts of a roof are likely to need work first.

Landlords with a home close to East Farleigh station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. Take a building like Loose Primary School: large buildings have long gutter runs and big roofs that need checking like any other.
