- Soffits marked by water
What we do, step by step
Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It usually takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Older rural homes like those around Linton can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.
- You tell us where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are checked from ground level and windows.
- We check hidden gutters as far as safe access allows.
- The loft space is checked for staining, where it can be reached safely.
- A written report with photos and recommendations follows.
Preparing for the visit
- Point out any leaks or damp patches
- Jot down any questions you want answered
- Clear the way to the loft hatch

Advice
How a gutter survey works in Linton
We survey gutters and rainwater systems in Linton and right across London and South East England. On the day, we inspect what can be seen safely, from the ground, from windows and from the roof space. Time on site normally takes an hour or two on an ordinary house, with bigger or more complicated roofs taking longer. The written report follows, with photos and recommendations. Typical surveys look at cracked or loose downpipes and choked outlets or hopper heads, across downpipes, fascias and soffits and parapet and box gutters.
In a village or hamlet like Linton, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Questions from Linton
I let a flat near East Farleigh station. Can you check the roof?
Yes, rented property is part of what we cover. You can ring 07833 053749 or send us an email with the address and some details, including who will give access on the day.
Is Linton within the area you cover?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Does the season matter for a gutter survey?
Any time of year works. Before the wetter months gives you time to plan any work, and a wet spell can show where gutters overflow.
How experienced are you?
We have completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.
How do I arrange a gutter survey in Linton?
It is easiest to call 07833 053749 or send us an email. Let us know the address and a little about the roof, and we will take it from there. Surveys run on weekdays, Saturdays and Sundays.
When does the report arrive?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.
Will you walk on the roof?
Only when it is safe. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.
Different roofs, different checks
Cast iron gutters
Lots of period homes still have cast iron rainwater goods. They last well when painted, but rust where the paint fails.
Box and secret gutters
Secret gutters are hidden under the edge of the roof covering and is easy to overlook. The report records what could and couldn’t be seen.
Do you need a gutter survey in Linton?
Leaves are behind most blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds, and they collect at the outlets. A choked outlet soon means a full, overflowing gutter.
Common reasons to book include:
- Leaking or loose downpipes
- Gutters that have fallen out of line
- Choked outlets or hopper heads
- Gutters packed with leaves or moss
If you let a flat or house near East Farleigh station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Before booking any roof surveyor
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Whether VAT is in the quoted price
- What’s outside the scope of the survey
- Whether the loft is part of the inspection

What a gutter survey does not cover
No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- What’s hidden inside a downpipe
- Damage hidden inside walls or behind boards
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you. The full list of what we check.
What we look at
- Fascias and soffits
- Downpipes
- Valley gutters
- Eaves gutters
- Parapet and box gutters
- Outlets and hoppers
Should I look at the roof myself first?
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
For landlords and managing agents
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.
Linton homes and their roofs
Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. The wider area around Linton has a long history of building, with Stoneacre about 3.8 miles north-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
If you look after a shop, office or commercial unit, for instance near The Mall Maidstone, a roof report helps plan work around trading rather than after a leak. Take an older house close to St Nicholas Church: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
