Electronic leak detection for New Pound homes and businesses

What electronic leak detection looks like in New Pound

The wider area around New Pound has a long history of building, with Old Soar Manor about 1.9 miles west. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Anyone responsible for a site like Mereworth Community Primary School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. For an older house near a landmark such as St Lawrence's Church, the flat roofs on later extensions tend to wear out long before the main roof.

How electronic leak detection works in New Pound

ELD finds breaches in the membrane but not every way water gets in. Leaks from walls, copings, rooflights or pipes need other checks. We will tell you if we think the leak is coming from somewhere else. It won’t show water getting in through brickwork or around frames. The report makes clear what was and wasn’t tested. You will also know what to check next. We are often asked to look into leaks under green or ballasted roofs and damp inside with no sign on the roof, on green roofs, single-ply roofs and liquid-applied waterproofing.

Flat roofs on exposed homes in small places like New Pound take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which frequently last around 15–20 years, normally show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. It records what’s sound as well as what isn’t.

What you can safely check yourself

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

What we do, step by step

The aim of the visit is simple: to look at the flat roof membrane as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes a time that depends on the roof’s area and construction, which we’ll explain when we quote. In a hamlet or village like New Pound, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You tell us about the roof and where water is showing.
  2. The roof is assessed for suitability first.
  3. The test method is chosen to suit the roof.
  4. We test the roof and locate any breaches.
  5. You get a report with photos of each breach.

Advice

How we price electronic leak detection

All our prices include VAT. The things that change the price are:

  • The height of the building and how the roof can be seen safely
  • The size of the roof
  • The number of roofs, including extensions and garages
  • How complicated the roof is, with its valleys, chimneys and parapets

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

Getting in touch

If you can, have these to hand when you contact us:

  • What made you get in touch
  • Access details, such as a loft hatch or a shared roof
  • Your postcode, so we can check access and travel
  • Your timetable, like an exchange date

When to book a survey in New Pound

Water travels under flat roof membranes. The stain inside can be far from the hole, so tracing it by eye is difficult.

It’s worth booking a survey if you’ve seen:

  • Waterproofing to test before it’s covered
  • Repairs that haven’t stopped the leak
  • Punctures from foot traffic or tools
  • Water coming in under a flat roof

Landlords with a home close to Wateringbury station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Choosing a roof surveyor

  • Whether you can ask questions once you have the report
  • Their drone registration, if they fly one
  • How long the report takes to arrive
  • Will the report include photos?

What a good roof survey covers

How the survey changes by roof type

Liquid-applied waterproofing

Pinholes in a coating can let water through. ELD can help locate them on suitable roofs.

Inverted and paved roofs

Paving and terraces cover the membrane. Whether it can be tested depends on the build-up.

Why it is worth a survey now in New Pound

Chasing a leak again and again is frustrating. A clear record of where the breaches are helps break that cycle. Older and listed buildings around New Pound may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

To find out what your survey will cost, call 07833 053749 or drop us an email and let us know about the roof. The price is agreed before a date is set.

Questions from New Pound

Do you cover New Pound?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Will you come out to New Pound?

Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

What insurance do you have?

We hold professional indemnity and public liability insurance.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the loft space, someone has to give us access; we’ll agree the details when booking.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we are given access to.

Do you use drones?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

How fast do I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.
