Electronic leak detection in Pizien Well

Our ELD testing covers flat roofs in Pizien Well and the rest of London and South East England. A visit normally takes more time on a big roof than a small one, with the construction of the roof playing a part too. We quote electronic leak detection for each roof, as the method and time depend on the roof. The results come in a written report with photos. We survey roof terraces and balconies, green roofs and single-ply roofs, and people most often book us about breaches around outlets and penetrations and damage from equipment installers.

Some older homes in villages like Pizien Well are listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

The report records the flat roof membrane as we found it on the day. That makes it useful now and a handy reference later.

What this survey can’t tell you

It’s a careful look at the flat roof membrane, not the whole story. The main limits are:

  • Moisture spread under the membrane
  • Repairing the breaches (that is for your roofer)
  • Some conductive membranes

If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before booking. What our survey covers.

Pizien Well questions

How do I find out if my home in Pizien Well is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Pizien Well in the area you cover?

Yes. We work right across London and South East England, and Pizien Well is part of that. You can ring 07833 053749 or email us with the address and a few details, and we’ll talk through which survey suits.

Can you give me structural calculations?

No. We point out what can be seen, like sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Will you photograph what you find?

Yes. We photograph the roof as we go, and they go into the written report.

When does the report arrive?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, like an exchange date, let us know when booking.

Is this an asbestos survey?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

Do you climb onto every roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.

What we do, step by step

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes as long as needed for the size of the roof and how it’s built, which we set out in the quote. Somewhere like Pizien Well needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. First, you let us know about the roof build-up and where water is showing.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. The method depends on the membrane and what sits above and below it.
  4. We test the membrane and find where current is passing through it.
  5. We send a report with photos of each breach so your roofer can repair it.

How to prepare

  • If it isn’t your property yet, arrange access through the agent
  • Dig out any old roof reports or invoices
  • If the roof is shared, arrange access with whoever manages the building

Arrange a survey

If you have photos of the roof, send them over. Pictures from ground level or a window are fine. To get started, ring 07833 053749 or email us.

Advice

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Why get it checked now?

Repeated call-outs for the same leak add up. A report showing the breach points gives your roofer a clear target. In a small place like Pizien Well, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

Practical tips

Getting the most from electronic leak detection starts before we arrive and carries on afterwards. Some tips:

  • Consider ELD before paving or planting goes on
  • Limit access to the roof
  • Note where leaks show inside and when
  • Let us know about the membrane and build-up if you know it

Once repairs are made, the roof can be tested again if you want to check them if the build-up allows.

Consider testing a new membrane before it is covered. Finding breaches is simpler at that stage.

Flat and commercial roofs around Pizien Well

About 3.5 miles west lies Old Soar Manor, a reminder of how long the area around Pizien Well has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.

For landlords with property near Wateringbury station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Take an older house close to Church of St John the Baptist: the flat roofs on later extensions tend to wear out long before the main roof. For site and facilities teams at buildings such as Wateringbury Church of England Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
