Electronic leak detection in New Romney: what you get

Green roofs, ballasted roofs and roofs under paving are harder to test. The layers on top can limit the methods we can use and parts may need to be lifted. We’ll discuss it with you when we quote. Drawings or details of the roof’s layers are useful, as they show what lies beneath the surface. We will tell you if the roof can’t be tested. Common reasons to book are leaks showing away from the breach and punctures from foot traffic or tools, across single-ply roofs, flat roof membranes and commercial flat roofs.

Outbuildings, garden rooms and garages in places like New Romney often have flat roofs of their own. They’re rarely looked at until something gets wet. If you want them looked at too, mention them as you book, along with the main flat roof. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.

Where we can’t see part of the flat roof membrane, the report says so. You will know exactly what was inspected and what wasn’t.

Before and after the survey

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Let us know about the membrane and build-up if you know it
  • Limit access to the roof
  • Use boards when working on the roof
  • Consider ELD before paving or planting goes on

If water has been getting in, insulation under the membrane may be wet. Your roofer can advise on that, and moisture readings can help.

Keep outlets and gutters on flat roofs clear. Standing water puts more pressure on any weak point.

What a survey costs

All our prices include VAT. The things that change the price are:

  • The use of thermal imaging or a drone
  • Chimneys, valleys, parapets and other details
  • The size of the roof
  • The number of roofs, including extensions and garages

To find out what your survey will cost, call 07833 053749 or use the contact form and tell us about the roof. We’ll confirm the figure before booking.

Booking your survey

These details help when you get in touch:

  • What kind of property and roof it is
  • Photos of the roof, taken safely from ground level or a window
  • Any marks or damp showing indoors
  • Any deadline, such as an exchange date

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, call 07833 053749 or email us.

When you need someone else

A survey is a proper look at the flat roof membrane, but it cannot do everything. Its limits include:

  • Parts of the roof covered by fixed equipment
  • Some conductive membranes
  • The extent of water in the insulation

If in doubt, call 07833 053749 or email us and we will suggest the right survey before booking. The full list of what we check.

What we look at

  • Liquid-applied waterproofing
  • Commercial flat roofs
  • Single-ply roofs
  • Green roofs
  • Roof terraces and balconies
  • Flat roof membranes

What happens on the day

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. Most visits take a length of time set by the membrane area and the build-up, which we set out in the quote. Parking around New Romney is usually easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest.

  1. You let us know about the roof and where water is showing.
  2. The roof is assessed for suitability first.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. We test the roof and locate any breaches.
  5. You get a report with photos of each breach.

How to prepare

  • Check pets are kept safely away
  • Gather any invoices or paperwork from past roof work
  • Have keys ready for side gates, garages or roof access doors

Arrange a survey

Getting a price is simple: just phone 07833 053749 or drop us an email, let us know about the property and we will explain which survey suits. The price is agreed up front.

New Romney: your questions answered

Do you cover smaller places like New Romney?

We do. Villages and rural addresses get the same survey as a town house.

Does being near the coast affect roofs in New Romney?

Often, yes. Within about 2 miles of the sea, as New Romney is, metal fixings wear faster and gales find any loose ridge or slate.

What do I do with the report?

We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Which method do you use?

The method is chosen to suit the roof. Low-voltage testing normally needs a wet surface and high-voltage methods need the membrane dry and exposed.

How long will testing take?

It usually takes a time that depends on the roof’s area and construction, and we’ll give you a guide when quoting.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

What’s the best way to book?

Simply call 07833 053749 or use the contact form. We’ll ask a few questions, confirm the price and agree a date.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Common roof problems in New Romney

If a flat roof keeps leaking after patching, the hole may be elsewhere. Electronic testing helps pinpoint it.

Typical things we’re asked to look at include:

  • New membranes needing a check before handover
  • Water coming in under a flat roof
  • Damp inside with no sign on the roof
  • Repairs that haven’t stopped the leak

For site and facilities teams at buildings like St Nicholas Church of England Primary Academy, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

What to check before booking

  • What the report includes, and whether it has photographs
  • Whether they hold professional indemnity and public liability insurance
  • What follow-up you get after the report
  • Whether VAT is in the quoted price

What a roof survey includes

Flat roofs in New Romney

The coast is about 2 miles or less from New Romney, so there is more wind and more salt in the air than further inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

If you own one of the older houses in the streets near Church of St Nicholas, the joins between later flat roofs and the old walls are where problems usually start.
