Electronic leak detection in Chalk

Electronic leak detection for homes and businesses in Chalk

A leak in a flat roof often shows up a long way from where the water gets in. That makes leaks hard to trace by eye. ELD tests the waterproofing directly and locates the breach. It is testing only, and the repair is for your roofer. On a suitable roof, it takes the guesswork out of finding the hole. The results then follow in a written report with photos. If you’ve noticed new membranes needing a check before handover and repairs that haven’t stopped the leak, we can find out what’s behind it, whatever the roof.

In a small place like Chalk, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are normally the first part of a flat roof to go.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Signs you need electronic leak detection in Chalk

Water travels under flat roof membranes. The leak may show some distance from where water gets in which makes it hard to find by looking.

Look out for signs like these:

  • Breaches hidden under paving or planting
  • Damp inside with no sign on the roof
  • Repairs that haven’t stopped the leak
  • Punctures from foot traffic or tools

Cobham College lies about 2.8 miles south, so building around Chalk goes back a long way. Older homes nearby may have later flat-roofed extensions or dormers, often re-covered more than once.

Questions to ask before booking

  • What the report includes, and whether it has photographs
  • Is there a chance to talk the report through?
  • Are they insured for the work?
  • How much experience they have with roofs like yours

What a roof survey includes

What a survey costs

Not every roof costs the same to survey, for these reasons:

  • Roof area
  • Building height and the viewpoints available
  • Any need for thermal images or a drone flight
  • The type of building, from a house to a block or an office

For a price for your roof in Chalk, ring 07833 053749 or use the contact form with the address and some details. The price is agreed before a date is set.

Booking your survey

The more you tell us, the easier it is to price the survey. When you contact us, tell us:

  • Your timetable, such as an exchange date
  • Access details, like a loft hatch or a shared roof
  • Where water is showing inside, if it is
  • The type of building and roof, such as pitched or flat

Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, call 07833 053749 or email us.

Chalk: your questions answered

Do you cover smaller places like Chalk?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when booking.

Is my home in Chalk listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Mention it when you get in touch and we will explain what’s needed.

Is my roof suitable for ELD?

That depends on the roof’s membrane and layers. Share any details you have and we’ll check whether ELD will work.

Does ELD include fixing the breach?

No, the test finds the breaches and your roofer repairs them. Your roofer uses the report to target the repair.

How quickly is the report sent?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

DIY checks: what’s safe

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What electronic leak detection looks like in Chalk

Chalk is within about 2 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

If you own a rental within reach of Gravesend station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you live in an older home near Church of St Mary, the flat roofs on later extensions tend to wear out long before the main roof.

Chalk is about 1 mile east of Gravesend, in Kent. Chalk gets the same service as everywhere else we work: a careful look at everything that’s safely in view, photos and a clear written report. Our Kent coverage includes Chalk. We also survey roofs in Maidstone.

Here we cover the DA12 postcode area for electronic leak detection. Streets in the area include Chalk Road, Castle Lane and Orlick Road. Nearby, we also carry out electronic leak detection in Upper Ifield (1 mile south), Thong (1 mile south), Shorne (1 mile south-east), Shorne Ridgeway (2 miles south-east) and Higham (2 miles south-east). We also work in nearby towns like Maidstone (12 miles south-east), Sittingbourne (15 miles south-east), Dartford (8 miles west), Sevenoaks (14 miles south-west), Northfleet (3 miles west) and Swanley (10 miles west).

Around Chalk

Locally, jobs take us to homes and businesses close to Shorne Woods Country Park, Westcourt Primary School and St John's Catholic Comprehensive, among other places. Chalk’s nearest station is Gravesend station, roughly 2 miles west. Nearby you will also find Rochester Castle (4.8 miles south-east) and Gravesham Museum (1.9 miles north-west). The countryside around Chalk includes Gad's Hill and Rede Common.

What we do, step by step

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, take photographs as we go and record our findings for the written report. It normally takes a length of time set by the size of the roof and how it’s built, which we set out in the quote. Somewhere as small as Chalk, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know about the roof and where water is showing.
  2. We check whether the membrane and build-up suit ELD.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. We test the roof and locate any breaches.
  5. A report with photographs shows where each breach is.

Getting ready for the survey

  • Point out any leaks or damp patches
  • Find any records of previous roof work
  • Check pets are kept safely away

For landlords and managing agents

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
