Pre-purchase roof survey in Chalk: what you get

Book after your offer is accepted and before exchange. That’s when the findings are most useful, while you’re not yet committed. Visits run on weekdays and at weekends, which helps when the chain is moving fast. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. We survey chimney stacks, gutters and downpipes and lead flashings and valleys, and people most often book us about slates or tiles that have slipped or gone and worn or lifted lead flashings.

For a small place like Chalk, the visit is planned like any other: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays, Saturdays and Sundays.

Nothing in the report is left vague: if work is needed, the report says so clearly.

Local roofs and buyers in Chalk

Chalk is within about 2 miles of the coast, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or heavy rain. The wider area around Chalk has a long history of building, with Cobham College about 2.8 miles south. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

For landlords with property near Gravesend station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. If yours is one of the older homes in the streets near Church of St Mary, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Chalk is about 1 mile east of Gravesend, in Kent. Surveys in Chalk work the same way as everywhere we cover: a careful look at what can safely be seen, photographs and a clear written report. We cover towns and villages across Kent, large and small. We also survey roofs in Maidstone.

Pre-purchase roof surveys in DA12 work the same way as everywhere else we cover. You’ll find streets such as Chalk Road, Castle Lane and Orlick Road, and we cover them all. FAQs for Chalk

How do I find out if my home in Chalk is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do roofs near the sea, like those around Chalk, take more of a battering?

Often, yes. Within about 2 miles of the sea, as Chalk is, metal fixings wear faster and gales find any loose ridge or slate.

Do you need to go inside the property?

If it can be arranged, yes. From the roof space we can see staining, timbers and underlay. If we cannot get in, the report says so.

At what stage of buying should I get the roof surveyed?

The sooner after your offer is accepted, the better. The report is most useful before exchange, while you can still ask questions and negotiate.

Is a roof survey worth having alongside a home survey?

It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It is not a replacement for a RICS survey.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance.

Do you inspect the roof from on top?

Where it is safe, yes. Much of the inspection is done from ground level, from windows and from the roof space. On Premium, a drone is used where it applies.

What we can’t see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A valuation or a promise of a lower price
  • Faults hidden behind ceilings, boards or coverings
  • Structural calculations (that’s a structural engineer’s job)

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before booking. The full list of what we check.

What this survey covers

  • Lead flashings and valleys
  • Chimney stacks
  • Flat-roofed extensions and dormers
  • Gutters and downpipes
  • Natural slate
  • Clay and concrete tiles
  • The roof space

How it works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. You’re welcome to ask questions while we are there. Somewhere like Chalk needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. Access to the house and the loft space is agreed beforehand.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. You get a report with photographs and recommendations before you exchange.

Getting ready for the survey

  • Leave a clear route to the loft
  • Keep pets out of the way during the survey
  • For a flat or shared roof, check access with the freeholder or managing agent

Advice

What affects the price in Chalk

A few things affect what a survey costs:

  • How tall the building is and how easy the roof is to see
  • Commercial roofs and larger buildings
  • Features like valleys, chimneys, dormers and parapets
  • Any need for thermal images or a drone flight

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Getting in touch

You do not need to know any roofing terms. Just tell us:

  • Any stains, drips or damp patches you’ve seen indoors
  • Any deadline, such as an exchange date
  • The property’s address and postcode
  • The reason for the survey, such as buying, a leak or storm damage

Once you know what you need, call 07833 053749 or send us an email. We’ll suggest a package, agree the price and find a date, weekday or weekend.

Tips that help

Nothing here needs a ladder. A few suggestions:

  • Check we’ll be able to get into the loft space
  • Look for fresh paint on upstairs ceilings at viewings
  • Find out whether the roof has been replaced or patched
  • Tell us your exchange date as you book

It is worth sharing the report with your solicitor so questions can go to the seller’s solicitor. Past repairs, re-roofing and any records of that work are all fair questions, particularly where we have found patch repairs.

Don’t block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Keep insulation clear of eaves vents so air can move.

Leave it or get it looked at?

A mortgage valuation isn’t a roof survey. It looks at whether the property is suitable security for the loan, not at the condition of each slate and flashing. Our survey is done for you. Older cottages and farmhouses around Chalk can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.
