Flat roof surveys in Chalk

Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Flat roof survey in Chalk: what you get

Each type of flat roof has its own weak points. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Knowing what you have and how it’s doing helps you plan what comes next. If you’ve noticed pools of water lying on the roof and blocked or damaged outlets, we can find out what’s behind it.

Some older homes in villages like Chalk are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Helping us price your survey

  • The reason for the survey, such as buying, a leak or storm damage

Most bookings start with a short call: call 07833 053749 or email us. The price is agreed before a date is set.

Do you need a flat roof survey in Chalk?

Many flat roof problems start at the details rather than the main surface. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. If they were rushed when the roof was laid, they’re often the first things to fail.

Look out for signs like these:

  • Loose or cracked edge trims
  • Cracked or split membrane
  • Blocked or damaged outlets
  • Blisters and bubbles in the covering

For landlords with property near Gravesend station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Choosing a roof surveyor

  • Will the report include photos?
  • What follow-up you get after the report
  • When you’ll get the report
  • Is VAT included in the price?

What a good roof survey covers

Roof by roof

Single-ply membranes

Single-ply relies on its welded laps staying sound. We look at seams, corners and the joints around outlets and upstands.

Rooflights and upstands

Rooflights, lanterns and upstands are where many flat roof leaks begin. We check how the covering is finished around each rooflight and upstand.

FAQs for Chalk

Do you cover smaller places like Chalk?

Yes. Chalk is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Does a conservation area affect roof work in Chalk?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

Do you check flat roofs for asbestos?

Our survey does not include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it’s disturbed.

How quickly is the report sent?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Local flat roofs in Chalk

Chalk lies within about 2 miles of the sea, so there is more wind and more salt in the air than further inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

With Cobham College about 2.8 miles south, the area around Chalk has a long history. Older houses nearby often have flat roofs added much later, built to very different standards from the main roof. If you look after a building like Thamesview School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Chalk is about 1 mile east of Gravesend, in Kent. Wherever you are in Chalk, we can carry out flat roof surveys at your property, on a weekday, Saturday or Sunday. Our area takes in places right across Kent, from the larger towns to small villages. Maidstone is in our area too.

The survey, step by step

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take about one to two hours for a small flat roof at home, and longer for a large commercial one. Rural addresses near Chalk can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Getting ready for the survey

  • Let us know about parking before the day
