Electronic leak detection in Eddington: what you get

Water can travel under a flat roof membrane before it shows inside. So the stain inside rarely sits under the hole. ELD tests the waterproofing directly and locates the breach. We test and report and leave the repair to your roofer. On a suitable roof, it takes the guesswork out of finding the hole. The results then follow in a written report with photos. If you are worried about leaks showing away from the breach and punctures from foot traffic or tools, we can find out what’s behind it.

Around a smaller place like Eddington, flat roofs usually cover extensions, garages and dormers. Even a small flat roof can let lots of water into the room below. Knowing the covering and how it was laid tells you what to expect from it. From an upstairs window, look for standing water, splits and edges coming away.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Honest limits

It helps to know what a survey will not do before you book:

  • Carrying out the repair work
  • Some conductive membranes
  • Moisture spread under the membrane

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you. What a survey covers and does not.

Prices for electronic leak detection in Eddington

All our prices include VAT. What changes the price is:

  • The size of the roof
  • The height of the building and how the roof can safely be seen
  • Whether thermal imaging or a drone is needed
  • Whether it is a home or a commercial building

Every price we give includes VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. You will know the price for your roof before booking.

Getting in touch

You do not need to know any roofing terms. Just let us know:

  • The style of property, from a terrace to a block
  • Any marks or damp showing indoors
  • What made you get in touch
  • Your timetable, like an exchange date

Photos help, if you have them. Take them safely from ground level or a window, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or drop us an email.

Different roofs, different checks

Bituminous membranes

Bitumen roofs can frequently be tested electronically though the layers below matter.

EPDM rubber roofs

EPDM rubber roofs frequently last 30–50 years, but can still be punctured.

Landlord and commercial surveys in Eddington

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or send us an email.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time.

Local flat roofs in Eddington

The coast is about 2 miles or less from Eddington, and being near the sea means more wind and salt than a roof inland would face. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.

Take an older house close to Church of St Martin: the flat roofs on later extensions tend to wear out long before the main roof. Take a building like Herne Bay High School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. For landlords with property near Herne Bay station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Eddington is about 1 mile south-west of Herne Bay, in Kent. We survey roofs in Eddington and the rest of Kent, as part of our work across London and South East England. Eddington is one of the places in Kent we cover for electronic leak detection. For surveys nearby, see our Canterbury page.

Eddington: your questions answered

Does being near the coast affect roofs in Eddington?

Frequently, yes. Eddington is within about 2 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Does a conservation area affect roof work in Eddington?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

How quickly is the report sent?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Is this an asbestos survey?

No. We do not sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

How much time does ELD need?

The roof’s size and build-up decide how long it takes. You’ll know roughly how long before we start.

What happens on the day

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take longer on a large roof than a small one, with the construction of the roof playing a part too. In a smaller place like Eddington, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.

  1. You let us know about the roof and where water is showing.
  2. The roof is assessed for suitability first.
  3. The test method is chosen to suit the roof.
  4. We test the roof and locate any breaches.
  5. A report with photos shows where each breach is.

Before we arrive

  • Clear the way to the loft hatch
  • Buyers: confirm access with the estate agent or seller
  • Find any records of previous roof work
