Pre-purchase roof surveys for homes and businesses in Eddington

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. A pre-purchase roof survey looks at it closely before you’re tied in. We check the coverings, ridges, valleys, flashings, chimneys and gutters, plus the loft where there is safe access. You get a photo-illustrated written report. We survey flat-roofed extensions and dormers, natural slate and clay and concrete tiles, and common reasons people get in touch are flashings that have lifted or split and chimney mortar that has eroded.

Smaller places like Eddington often have bungalows and cottages as well as houses, many of them extended or given dormers over the years. Low roofs are easier to see from the ground, but dormer cheeks, valleys and flat-roofed additions still need close attention. The same goes for a purchase or a new roof around Eddington. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.

Where we can’t see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in, using safe viewpoints and a drone where it applies.

The survey, step by step

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes between one and two hours at most homes, rising to roughly 3–4 hours on a commercial building. For a survey in Eddington, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Before the survey

  • Gather any invoices or paperwork from past roof work
  • Make a note of anything you’d like us to look at
  • Clear the way to the loft hatch

Eddington homes and their roofs

Eddington lies within about 2 miles of the sea, so there’s more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, which is worth knowing before you buy or pay for new work. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

The streets around a church such as Church of St Martin are often among the oldest in a place, and if your house is among the older ones nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Signs you need a pre-purchase roof survey in Eddington

The fixings and underlay frequently fail before good slates or tiles do. Good slate can last well over a century, yet the nails holding it rust and let slates slide. It’s a frequent finding on older houses.

A survey makes sense if you’ve noticed:

  • Standing water on a flat extension roof
  • Old water stains in the loft space
  • Patch repairs that may hide an ongoing problem
  • Gaps where slates or tiles have come loose

If you own a rental within reach of Herne Bay station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Eddington questions

Do roofs near the sea, like those around Eddington, take more of a battering?

It can do. Within about 2 miles of the sea, as Eddington is, metal fixings wear faster and gales find any loose ridge or slate.

Does a conservation area affect roof work in Eddington?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Does your survey replace a RICS home survey?

No. We survey the roof, not the whole building, and it’s not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.

I live in a flat. Can you survey the roof?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Will you fly a drone over my roof?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

How many surveys have you done?

More than 5,000 surveys over 20+ years.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when you book.

What a pre-purchase roof survey doesn’t cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether the price should change, which is between you and the seller
  • A structural engineer’s report
  • What’s under the slates, tiles or felt

If in doubt, phone 07833 053749 or send us an email and we’ll point you to the right survey before booking. The full list of what we check.

What this survey covers

  • Clay and concrete tiles
  • Gutters and downpipes
  • The roof space
  • Chimney stacks
  • Natural slate
  • Lead flashings and valleys
  • Flat-roofed extensions and dormers

Roof by roof

Flat roofs

Standing water, blisters, splits and tired upstands all point to wear. We look at outlets too, since a blocked one leaves water sitting on the roof.

Chimney stacks

Our chimney check is a visual one, and it is not a flue or gas safety check. If a flue needs testing, we’ll suggest who to ask.
