Electronic leak detection in Eythorne

A leak in a flat roof often shows up a long way from where the water gets in. That makes leaks hard to trace by eye. Electronic leak detection tests the membrane itself and locates the breach. We test and report, and the repair is for your roofer. On a suitable roof, it takes the guesswork out of finding the hole. We then send you the results in a written report. We survey liquid-applied waterproofing, roof terraces and balconies and commercial flat roofs, and common reasons people get in touch are new membranes needing a check before handover and damage from equipment installers.

Some older homes in villages like Eythorne are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

When you need someone else

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • Leaks from walls, copings or rooflights
  • Parts of the roof covered by fixed equipment
  • How wet the insulation is

If in doubt, phone 07833 053749 or email us and we will point you to the right survey. What our survey covers.

What we look at

  • Commercial flat roofs
  • Green roofs
  • Flat roof membranes
  • Single-ply roofs
  • Liquid-applied waterproofing
  • Roof terraces and balconies

Checking the roof from ground level

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

How the survey changes by roof type

Green and ballasted roofs

Roofs with planting or ballast hide the membrane. Testing may still be possible but it depends on the layers.

Inverted and paved roofs

On inverted roofs, insulation sits above the membrane and that changes how testing works.

How it works

After the inspection, everything we found is written up in a report with photos. On timing, most surveys take more time on a big roof than a small one, and the build-up of the roof makes a difference too. Older rural homes like those around Eythorne can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. We agree the area to be tested.
  2. We get the roof ready for testing.
  3. We work across the roof with the test equipment.
  4. We mark the breach locations in our records.
  5. The report is sent for your roofer to act on.

What electronic leak detection looks like in Eythorne

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Historic houses such as Goodnestone Park, about 3.6 miles north-west, show how far back building in the area around Eythorne goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like Eythorne Elvington Community Primary School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. Take an older house close to Church of St Peter and St Paul: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you own a rental within reach of Shepherds Well station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Questions from Eythorne

Is Eythorne in the area you cover?

Yes, Eythorne is one of the places we work. Every survey there gets the same written report with photos.

How do I find out if my home in Eythorne is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

How is ELD priced?

We quote electronic leak detection for each roof, as the method and time depend on the roof. The price depends on the roof’s size and build-up. To get a quote, phone 07833 053749 or use the contact form.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance.

How do I book a survey in Eythorne?

To arrange a survey, call 07833 053749 or use the contact form and tell us the address and what you’d like to know. We’ll confirm the price and agree a day with you.

Before and after the survey

A little preparation and a few simple habits help. Some pointers:

  • Do not leave water getting in
  • Do not let outlets block
  • Stay off the flat roof unless needed
  • Have roof specifications to hand

Once repairs are made, the roof can be tested again if you want to check them, where the roof still suits the method.

Clear flat roof outlets regularly. Standing water puts more pressure on any weak point.

What a survey costs

All our prices include VAT. The things that change the price are:

  • Extra roofs, like extensions, dormers or garages
  • House, block, shop or office
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Building height and the viewpoints available

For a price for your roof in Eythorne, call 07833 053749 or drop us an email with the address and a few details. The price is agreed before a date is set.

Booking your survey

The more you tell us, the easier it is to price the survey. When you contact us, tell us:

  • Photos of the roof, taken safely from the ground or a window
  • Your postcode, so we can check access and travel
  • What’s prompted the survey
  • The type of building and roof, such as pitched or flat
