Electronic leak detection in Sundridge, Kent

Electronic leak detection across Sundridge, backed by more than 20 years’ experience. Every survey ends with a written report and photos.

  • A flat roof leak that can’t be traced
  • Leaks at pipes, outlets or fixings
  • Leaks showing away from the breach

Independent electronic leak detection in Sundridge

Electronic leak detection for homes and businesses in Sundridge

Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It works with an electrical current that passes through the membrane only where there is a breach. It can find holes too small to spot by eye so your roofer knows exactly where to repair. You get a written report with photos of each breach found. If you’ve noticed patched roofs that still leak and gaps at membrane joints, a survey will tell you what’s going on, whatever the roof.

Flat roofs on exposed homes in small places like Sundridge take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, normally show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

If any part of the flat roof membrane couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Roof by roof

Liquid-applied waterproofing

Small holes in liquid waterproofing may leak. ELD can help locate them on suitable roofs.

Single-ply membranes

Punctures from foot traffic and equipment are common on single-ply roofs. Testing helps find them.

What affects the cost of electronic leak detection

When we price a survey, we consider:

  • The shape of the roof and its details
  • Commercial roofs and larger buildings
  • The roof’s overall size
  • Extensions, dormers and garages with roofs of their own

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. We quote electronic leak detection for each roof, as the method and time depend on the roof.

Helping us price your survey

A few details help us suggest the right survey and price. When you contact us, let us know:

  • Pictures of the roof from a safe spot, if you have them
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Your timetable, such as an exchange date
  • The style of property, from a terrace to a block

Photos help, if you have them. Take them safely from ground level or a window, and please do not climb up for a closer look. To send them or to book, call 07833 053749 or send us an email.

Local flat roofs in Sundridge

Quebec House, about 2.3 miles west, is one of the historic houses in the wider area around Sundridge. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.

For site and facilities teams at buildings like Combe Bank School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. For landlords with property near Dunton Green station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Sundridge is about 3 miles west of Sevenoaks, in Kent. Bookings from Sundridge are handled just like any other: get in touch, agree the price and pick a day. Across Kent, we cover Sundridge and the places around it. You can also see our page for Maidstone.

Can I check my roof myself?

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book and it will help the survey.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

Signs you need electronic leak detection in Sundridge

Work on the roof can damage a membrane. Engineers fitting equipment, solar panels or aerials may leave damage behind.

Problems we come across often include:

  • Damage from equipment installers
  • Breaches hidden under paving or planting
  • Failed seams and laps
  • New membranes needing a check before handover

Take an older house close to Church of St Mary: the joins between later flat roofs and the old walls are where problems typically start.

What to check before booking

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • How long they’ve been surveying roofs
  • Whether the loft is part of the inspection
  • Will the report include photos?

What to expect from a roof survey

What we can’t see

Before booking, it’s worth knowing what a survey won’t do:

  • Water entering through details rather than the membrane
  • Carrying out the repair work
  • Areas we can’t reach or that can’t be tested

If in doubt, ring 07833 053749 or email us and we will recommend the right survey before you book. What a survey covers and does not.

What this survey covers

  • Green roofs
  • Liquid-applied waterproofing
  • Roof terraces and balconies
  • Single-ply roofs
  • Flat roof membranes
  • Commercial flat roofs

What happens on the day

We do not take risks to get a closer look. We inspect what can be seen safely, and if part of the roof cannot be seen, the report says so. The survey normally takes a length of time set by the size of the roof and how it’s built, which we set out in the quote. In a hamlet or village like Sundridge, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First, we confirm which roof areas are included.
  2. We get the roof ready for testing.
  3. Testing runs across the agreed area.
  4. We mark the breach locations in our records.
  5. The report is sent for your roofer to act on.

Getting ready for the survey

  • Point out any leaks or damp patches
  • For flats, make sure roof access has been agreed
  • Make sure we can get to the back of the property

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.
