Independent drone roof surveys in Sundridge

Drone roof surveys for homes and businesses in Sundridge

Some roofs are hard or unsafe to reach. Our drone roof survey gets a camera close to them without anyone climbing. It shows coverings, ridges, chimneys, valleys and gutters clearly, including slopes that can’t be seen from the street. Everything we find goes into a written report with photos. It is also a good option where walking on the roof could break slates or tiles. Where a flight is not possible, we explain why. We survey flat roofs on upper floors, large and complex roofs and fragile roofs, and the problems we’re asked to look at most are flat roofs on upper floors that hold water and worn lead at chimneys and walls.

In a village or hamlet like Sundridge, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you can’t get from the ground. Both the forecast and the airspace are checked first. Steep slopes and tall chimney stacks are where a close-up view adds the most.

The report is written in plain words, so you do not need to be a roofer to follow it. Photos show what each point refers to.

The survey, step by step

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes roughly 1–2 hours at a house, including the airspace and weather checks before take-off. Cottages and farmhouses around Sundridge often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. You give us the address so we can check the airspace.
  2. If permission is needed, we ask for it before the visit.
  3. Before the flight, we check the conditions and the take-off spot.
  4. We fly the drone close to the roof to photograph it in detail, always in sight.
  5. Your report arrives by email, with close-up photos and recommendations.

Getting ready for the survey

  • For a flat or shared roof, check access with the building owner or managing agent
  • If you are buying, check with the agent that we can get in
  • Move anything stored under the loft hatch

Book a survey

Photos help, if you have them. Take them safely from ground level or a window, and please do not climb up for a closer look. To send them or to book, call 07833 053749 or email us.

Should I look at the roof myself first?

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Drone roof surveys in Sundridge: local notes

Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. In the open category, flights stay below 120 m (400 ft) and within sight. About 2.3 miles west lies Quebec House, a reminder of how long the area around Sundridge has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

Take an older house close to Church of St Mary: steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view by drone or thermal camera helps. If you look after a building like Combe Bank School, big roofs are where photos from the air and thermal images show the most at once.

Sundridge is about 3 miles west of Sevenoaks, in Kent. Surveys in Sundridge work the same way as everywhere we cover: a careful inspection, photographs and a written report. Across Kent, we cover Sundridge and the places around it. Maidstone is in our area too.

Before and after the survey

A little preparation and a few simple habits help. Our tips:

  • Mention anything you’ve noticed on the roof
  • Keep dogs indoors during the visit
  • Share the postcode so we can check for restrictions
  • A word with neighbours beforehand helps

Your report arrives by email, including the close-up photos taken by the drone. Each finding is explained in plain words, with recommendations prioritised by urgency where relevant.

Don’t block the vents at the eaves. Condensation in the loft can damage timbers and insulation, and it is something only an inside check will show. Make sure insulation does not block the airflow.

Landlords, agents and block managers in Sundridge

Landlords, agents and building managers in Sundridge and across Kent can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or email us.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.

Sundridge: your questions answered

Can you fly a drone over a roof in Sundridge?

That depends on where the roof is and on the weather. Before any flight, we check the Drone Safety Map for airspace restrictions. The flight also waits for calm, dry weather.

Is Sundridge within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How soon will I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, backed by photos. Anything we couldn’t see safely is noted too.

How much is a survey?

Our price is from £400, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

What this survey cannot tell you

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A flight where airspace permission is refused
  • Roofs and gardens beyond the one we’re surveying
  • Photos in conditions too poor to fly

If in doubt, call 07833 053749 or drop us an email and we’ll suggest the right survey before you book. What our survey covers.
