About our drone roof survey in Chipstead
Drones need reasonable weather. Strong wind or a downpour rules out a flight, because the drone has to stay safely under control. If the day turns out unsuitable, we’ll talk about another date. We check the forecast before the visit and again on site. Calm, dry conditions give the sharpest close-up photos. A short delay is better than a rushed flight. Common reasons to book are hidden gutters full of leaves and wind damage high on the roof, on flat roofs on upper floors, tall and steep roofs and valleys and parapet gutters.
Villages like Chipstead often stand in open country, where wind can be strong. High wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.
It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Can I check my roof myself?
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Why it’s worth a survey now in Chipstead
Small defects on a high roof grow with each storm. Finding them now means less to put right. Older cottages and farmhouses around Chipstead can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.
All our prices include VAT. Our price is from £400, including VAT. You will know the exact price before you book.

What happens on the day
Once we have finished looking, we write up our findings in a report with photographs. As for time on site, it typically takes about one to two hours at most homes, and longer for a large or complex roof. For a village or hamlet like Chipstead, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.
- First, we check whether a drone is the right tool.
- A visit is booked for a weekday, Saturday or Sunday, weather permitting.
- The roof is photographed from the air, with the camera kept on your property.
- Where there is safe access, we check the loft as well.
- The report sets out what we found, with photos and recommendations.

Chipstead: your questions answered
Do you cover smaller places like Chipstead?
Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
Does a conservation area affect roof work in Chipstead?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
What happens if the weather is bad?
The conditions on the day decide whether a flight goes ahead. Strong wind and heavy rain both rule out flying. If the weather turns, we’ll discuss another date.
Does someone need to be in?
That depends on the survey. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when booking.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
Is this a RICS survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Can the drone do thermal imaging?
Our drone takes close-up photographs of the roof. Thermal imaging is carried out separately, included in our Premium Survey.
How the survey changes by roof type
Chimney stacks
The top of a stack is normally out of view. A drone gets close to the pots, flaunching, pointing and flashings, so cracks and gaps are clear.
Steep slate and tile slopes
Steep roofs are risky to walk on. From the air, every course of slates or tiles can be seen.
Drone roof surveys around Chipstead
Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help. We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times.
Take a building like Amherst School: big roofs are where photos from the air and thermal images show the most at once. Knole House, about 2.8 miles south-east, is one of the historic houses in the wider area around Chipstead. Aerial photos and thermal images let an old roof be checked without anyone disturbing it.
Chipstead is about 2 miles west of Sevenoaks, in Kent. If you are in Chipstead, booking works exactly as it does anywhere else: a call or an email, a price, then a date. Chipstead is one of the towns and villages in Kent where we work. Maidstone is in our area too.
We cover every part of TN13 and TN14 for drone roof surveys and the streets around it. If you need a drone roof survey at a property on High Street, Homedean Road and Chevening Road or anywhere close by, we can help. If you are just outside Chipstead, we cover Bessels Green (1 mile south-east), Riverhead (1 mile east), Dunton Green (1 mile north-east), Sundridge (1 mile south-west) and Chevening (1 mile north-west). Within a short drive, we also cover Dartford (11 miles north), Royal Tunbridge Wells (12 miles south-east), Gravesend (14 miles north-east), Tonbridge (8 miles south-east), Northfleet (13 miles north-east) and Swanley (8 miles north).
What’s near Chipstead
We work in homes and buildings around Montreal Park, The Bricklayers Arms and Trinity School and the streets around them. Chipstead’s nearest station is Dunton Green station, roughly 1.2 miles north-east. Well-known places in the area include Sevenoaks Museum (2.2 miles south-east) and Kemsing Castle Bank (3.8 miles north-east). The countryside around Chipstead includes Betsom's Hill and Dryhill Nature Reserve.
What we are asked to look at in Chipstead
Not every roof can take a person’s weight. Older slates and tiles break easily, and fragile sheet roofs are dangerous to walk on. A drone lets us see them closely without touching them.
A survey can pick up problems such as:
- Cracked mortar along the ridge
- Moss and weeds taking hold up top
- Cracked slates and tiles out of sight from below
- Standing water on a flat roof
If you own one of the older houses in the streets near Chapel of the Good Shepherd, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from the air or with a thermal camera helps.
Questions to ask before you book
- Will they check the loft as well as the outside?
- What they won’t be able to tell you
- Is VAT included in the price?
- What happens after the report arrives
Practical tips
A little preparation and a few simple habits help. Some pointers:
- Move stored items away from the hatch
- Tell next door if the drone will be near their property
- Clear a spot on the drive or lawn
- Let us know what you want to see
With the Premium Survey, the report arrives the same day. Drone photographs are included where we could fly, alongside the other checks in the package.
Every so frequently, look in the loft space with a torch, keeping to boarded areas. The underside often shows problems before the outside does. Photograph anything new.
