Sundridge homes and their roofs

About 2.3 miles west lies Quebec House, a reminder of how long the area around Sundridge has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

If you own a rental within reach of Dunton Green station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. If your house is among the older ones in the streets near Church of St Mary, the roof may have had decades of patch repairs, and the survey shows where they are.

About our pre-purchase roof survey in Sundridge

A roof report gives you something solid to take back to the seller or the agent. You might ask about past repairs, ask for work to be done before completion or think again about your offer. We cannot say how a seller will respond, but you’ll be asking from facts rather than guesses. It also helps you decide whether to go ahead at all. If you’ve noticed quick fixes on flashings and valleys and worn or lifted lead flashings, we can find out what’s behind it.

Some older homes in villages like Sundridge are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it is worth knowing where you stand. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

Roof by roof

Flat roofs

Ponding, blistering, splits and worn upstands are the usual warning signs. Blocked outlets are checked as well, and we say what we see from wherever is safe.

Clay and concrete tiles

Concrete interlocking tiles are common on post-war and newer homes. They wear slowly, but surfaces erode and edges crack, and low-pitched roofs need their laps to be right.

Practical tips

Here are a few things we’d tell any owner:

  • Let us know your exchange date as you book
  • Share the report with your solicitor
  • Ask for any paperwork for recent roof work
  • Watch for stains or fresh paint on ceilings below the roof

With the findings in hand, you can talk to the seller or their agent. Some buyers ask for repairs before completion, others ask for a change to the price. What happens next is your decision and the seller’s.

Chimneys and flashings need watching. Look for leaning pots, missing mortar and lifted lead. A pair of binoculars from the garden shows a lot.

When you need someone else

In fairness, there are limits to any roof survey:

  • How a seller will respond, or what the house is worth
  • The condition of the rest of the house (that’s a RICS home survey)
  • A structural engineer’s report

If in doubt, call 07833 053749 or send us an email and we will point you to the right survey. The full list of what we check.

What we check

  • Flat-roofed extensions and dormers
  • Lead flashings and valleys
  • Clay and concrete tiles
  • The roof space
  • Gutters and downpipes
  • Chimney stacks
  • Natural slate

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

What we do, step by step

Every roof is different; as a rough guide, the survey takes roughly 1–2 hours on an ordinary house, and longer for a large or complex roof. If you have questions on the day, just ask. For a village or hamlet like Sundridge, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. Access to the house and the roof space is agreed in advance.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. You get a written report with photos and recommendations before you exchange.

Preparing for the visit

  • Have any paperwork from past roof work to hand
  • Clear the way to the loft hatch
  • If the roof is shared, arrange access with whoever manages the building

Advice

Sundridge questions

Will you come out to Sundridge?

Yes, Sundridge is covered. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Is Sundridge in the area you cover?

Yes. Our area covers London and South East England, and Sundridge is part of that. Just phone 07833 053749 or use the contact form and tell us about the property.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Do you go up on the roof?

Only where it is safe to do so. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where applicable.

Does someone need to be in?

Not always. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.

What if it rains on the day?

Light rain is normally fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

How we price pre-purchase roof surveys

The price reflects the time and kit the roof needs. That comes down to:

  • Extra roofs, like extensions, dormers or garages
  • House, block, shop or office
  • How tall the building is and how easy the roof is to see
  • Roof area

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You will know the price for your roof before booking.

Booking your survey

A little information up front helps. It’s useful to include:

  • Any stains, drips or damp patches you’ve seen indoors
  • The type of building and roof, such as pitched or flat
  • Where the property is, with the postcode
  • Any photos you have, taken from ground level or a window

If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, phone 07833 053749 or send us an email.
