Buying a home or a new roof in Brasted
If your survey includes the drone, the flight is checked against the Drone Safety Map first. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.
Take an older house close to Church of St Martin: a survey will show how the roof has been repaired before, which helps you judge what’s coming. For a London address like Brasted, it helps to know about controlled parking before the day.

Pre-purchase roof survey in Brasted
With a written roof report, you can go back to the seller or agent with specifics. You can ask about the roof’s history, ask for repairs before completion or rethink the price. We can’t say how a seller will respond, but you’ll be asking from facts rather than guesses. It also helps you decide whether to go ahead at all. If you’ve noticed slipped or missing slates and tiles and roof slopes that look uneven or sagging, we can find out what’s behind it, whatever the roof.
In a London terrace or conversion, the roof frequently joins the neighbours’ roofs and shares their stacks and gutters. That matters for anyone buying in Brasted or checking a new roof there: we inspect what we are given access to and can see safely, which may not include a neighbour’s side. For a flat, the lease normally says who looks after the roof.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

When to book a survey in Brasted
Most viewings never get near the roof. You see the rooms, not the slates. Fresh decoration can also cover the marks an old leak left behind, which is why buyers book a closer look before committing.
We are frequently asked to look at:
- Ponding, blisters or splits on a flat roof
- Lead that has worked loose at a wall or chimney
- Patch repairs that may hide an ongoing problem
- Slipped or missing slates and tiles
Quebec House lies about 1.5 miles south-west, so building around Brasted goes back a long way. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later.
Before you book any roof surveyor
- What insurance they carry
- What happens after the report arrives
- What the survey will not cover
- Will they check the loft as well as the outside?
Honest limits
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- Asbestos testing of any kind
- A structural engineer’s report
- Walls, floors, services and rooms below the roof
If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and doesn’t.
What we check
- Gutters and downpipes
- The roof space
- Clay and concrete tiles
- Natural slate
- Lead flashings and valleys
- Chimney stacks
- Flat-roofed extensions and dormers
How the survey works
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes about one to two hours for a house, or half a day or so for a commercial building. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Brasted runs like any other.

Questions from Brasted
Are there drone restrictions around Brasted?
The answer turns on the exact location and the conditions on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first. Strong wind or a downpour also stops a small drone flying, though the rest of the survey goes ahead either way.
Is parking a problem for a survey in Brasted?
Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.
Do you go up on the roof?
Only where it is safe. We also inspect from ground level, upper windows and the loft space.
Do you survey roofs on blocks of flats?
Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.
How long does the survey visit take?
Allow about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. We will give you an idea of timing as you book.
Can I use the report to negotiate on price?
Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. The outcome is between you and the seller.
How quickly will I get the report?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.
Checking the roof from the ground
It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book, as it helps us focus the survey.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.
Landlords, agents and block managers in Brasted
Letting agents can arrange access with tenants. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.
With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or drop us an email.
What happens if roof problems are left?
Leaving it means judging the roof from the street. That rarely shows the back slope, the valleys or the top of the chimney. We fill that gap before you’re tied in. In Brasted, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.
A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400. We confirm the price for your survey before you book.
