Flat roof surveys for homes and businesses in Brasted
Every flat roof covering tends to fail in its own way. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. We survey EPDM rubber, mastic asphalt and single-ply membranes, and people most frequently book us about a sagging deck under the covering and standing water left after rain.
Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, and each fails in its own way. In Brasted, as anywhere in London, the right approach depends on what the roof is made of. Older flat roofs are frequently felt or asphalt, newer ones rubber or GRP.
You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

The survey, step by step
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes about 1–2 hours at most homes, with bigger or more complicated roofs taking longer. In a London area like Brasted, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it is safe.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that’s safe.
- We check the covering for splits, blisters, ponding and wear.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
Preparing for the visit

Tips that help
Over many surveys, some simple habits stand out:
- File the paperwork for the roof and any repairs
- Never stand on rooflights or fragile sheeting
- Ask contractors to protect the roof if they work on it
- Note any new marks on ceilings beneath the roof
If you’re buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on what we found.
Keep outlets, gutters and hoppers clear, particularly after the leaves fall. A flat roof that drains well wears much more slowly.
Flat roofs in Brasted
With Quebec House about 1.5 miles south-west, Brasted sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.
If you live in an older home near Church of St Martin, the flat roofs on later extensions tend to wear out long before the main roof. If you look after a building such as Combe Bank School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Leave it or get it looked at?
Caught early, a split or open seam in a flat roof is often a small repair. Left alone, water can soak the insulation and the deck, and the job grows. Surveying it now tells you where you stand. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

When you need someone else
A survey is a careful look at the flat roof, but it can’t do everything. The main limits are:
- What’s under the membrane without opening it up
- Asbestos testing, which needs a specialist asbestos surveyor
- Parts of the roof that aren’t safe to walk on or view
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before booking. What our survey covers.
Roof types and parts we check
- Single-ply membranes
- Mastic asphalt
- GRP fibreglass
- EPDM rubber
- Felt flat roofs
- Upstands and outlets
What you can safely check yourself
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
What we’re asked to look at in Brasted
Water that doesn’t drain sits on the roof and speeds up wear. Blocked outlets, poor falls and a sagging deck are the usual causes. Where trees are close by, leaves and silt can block an outlet within a single autumn.
A survey can pick up problems such as:
- Ponding water that does not drain away
- Loose or cracked edge trims
- Splits, cracks and crazing
- Signs of deflection in the roof deck
Controlled parking zones are common in London, so mention any permit rules for Brasted, along with any off-street space.

- How they’ll see the roof: from the ground, the loft, the roof or by drone

- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Their insurance cover

Common questions in Brasted
Will parking be an issue for a roof survey in Brasted?
It depends on the street. If Brasted has controlled parking where you are, a visitor permit is the easiest answer.
Is my home in Brasted listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
How do I book a survey in Brasted?
To arrange a survey, phone 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.
How many years has my flat roof got left?
We do not put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but the report tells you how your roof is really doing.
Is a flat roof survey the same as a building survey?
No. We look closely at the flat roof rather than the whole building. It complements a RICS home survey rather than replacing it, and it is not a structural engineer’s report.
How experienced are you?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.
What does ponding on a flat roof mean?
Ponding is worth looking into. It often means a blocked outlet, poor falls or a dipping deck, and water that sits wears the covering sooner. Our survey notes the ponding and what seems to be causing it.
