About our flat roof survey in Croydon
A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We survey EPDM rubber, GRP fibreglass and felt flat roofs, and the problems we’re asked to look at most are dips that suggest the deck is deflecting and standing water left after rain.
Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a converted house in Croydon, the roof above may belong to the building rather than one flat.
We keep jargon out of it: if work is needed, the report says so clearly.

Questions from Croydon
Is parking a problem for a survey in Croydon?
It rarely stops a survey, but it is worth planning. Let us know the parking rules on your street and we’ll work around them.
Is my home in Croydon listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
When does the report arrive?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.
Can you survey any kind of flat roof?
We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it is holding up.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from whoever owns or manages the building. We can only inspect what we’re given access to.
Can you inspect my roof with a drone?
Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Are you structural engineers?
No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
What we’re asked to look at in Croydon
The details are often where a flat roof lets go first. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. Where they weren’t finished well, they tend to fail before anything else.
A survey can pick up problems such as:
- Leaks around rooflights
- Blistering in felt or asphalt
- Gaps at upstands and abutments
- Ponding water that does not drain away
Take a building like Heathfield Academy: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
Before you book anyone
- Whether any drone flown is registered with the CAA
- What happens after the report arrives
- Will they check the loft as well as the outside?

Flat roofs in Croydon
Croydon has a number of hotels within about a mile and a half, and hotels, like offices and blocks of flats, often have flat roofs. If you look after one, a leak through a flat roof can put a room out of use. The wider area around Croydon has a long history of building, with Addington Palace about 2.5 miles east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
If you live in an older home near St Andrew's, the joins between later flat roofs and the old walls are where problems normally start. For landlords with property near South Croydon station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Tips from our surveys
Most of what helps is simple and safe from ground level. A few suggestions:
- Watch the ceilings below the flat roof for stains
- Ask contractors to protect the roof if they work on it
- Clear roof outlets and gutters each autumn
- Plan a survey before the covering reaches the end of its usual life
For landlords and building managers, the report is a dated record of the roof’s condition. It helps when planning maintenance budgets, and it makes changes easy to spot at the next survey.
Small defects are simpler to deal with while they’re still small. Prompt repairs tend to add years to a flat roof.
What we do, step by step
Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes an hour or two for a small flat roof at home, and longer for a large commercial one. In Croydon, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it is useful to know what’s near you. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- First we go through the roof, what’s beneath it and any problems so far.
- We check the roof from ground level, windows and the roof where it’s safe.
- We check the covering for splits, blisters, ponding and wear.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
Before the survey
- Note where any stains or damp appear
- Have any questions written down, so nothing gets missed
- Make sure we can get to the back of the property

What affects the cost of flat roof surveys
When we price a survey, we consider:
- Any need for thermal images or a drone flight
- Features like valleys, chimneys, dormers and parapets
- The roof’s overall size
- Extensions, dormers and garages with roofs of their own
For a price for your roof in Croydon, phone 07833 053749 or email us and tell us about the roof. We’ll confirm the figure before booking.
What to tell us when you contact us
To price your survey accurately, we’ll ask about:
- Pictures from the garden or a window, if you have them
- The style of property, from a terrace to a block
- What’s prompted the survey
- The property’s address and postcode
Once you know what you need, call 07833 053749 or use the contact form. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.
Leave it or get it looked at?
Ponding seldom gets better on its own. It normally points to an outlet, the falls or a sagging deck, and every wet spell adds to the wear. Knowing the cause early gives you more choice over what to do. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.
Flat roof survey starts from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and the package you choose.
