South Croydon Flat Roof Survey
Flat roof surveys for homes and businesses in South Croydon. We have completed more than 5,000 surveys across London and South East England.
- Leaks around rooflights
- Edge trims that have lifted or split
- Raised blisters across the surface
What affects the cost of flat roof surveys
Not every roof costs the same to survey, and it comes down to:
- How big the roof is
- The height of the building and how the roof can safely be seen
- If the survey needs thermal imaging or a drone
- The package you choose: Basic, Standard or Premium
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.
Booking your survey
Here’s what helps us most when you get in touch:
- Any photos you have, taken from the ground or a window
- What kind of property and roof it is
- Anything about access we should know
- Where any leaks, stains or damp patches show inside
To book a survey, call 07833 053749 or send us an email and tell us the address and what’s prompted the survey. We’ll confirm the price before booking.
About our flat roof survey in South Croydon
Standing water is one of the first things we look for on a flat roof. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. We survey GRP fibreglass, mastic asphalt and upstands and outlets, and people most often book us about outlets choked with leaves and silt and pools of water lying on the roof.
London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, and each fails in its own way. In South Croydon, as anywhere in London, the right approach depends on what the roof is made of. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.
Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the flat roof, any defects and our written recommendations.

Your questions about flat roof surveys in South Croydon
Can you look at the flat roof of a hotel or office near South Croydon?
Yes, we cover commercial roofs as well as homes. Roof access is agreed with the building manager or owner beforehand.
Will parking be an issue for a roof survey in South Croydon?
It depends on the street. If South Croydon has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.
How long will you be at the property?
It typically takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The written report follows by email, on the timescale of your package.
Is this an asbestos survey?
No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.
When does the report arrive?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.
Will you go up on the roof?
Not unless it’s safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.
Do you use drones?
Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Local flat roofs in South Croydon
There are several hotels within about a mile and a half of South Croydon. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use. The wider area around South Croydon has a long history of building, with Addington Palace about 2.4 miles east. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
If your home is one of the older ones in the streets near Church of St Augustine, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. A roof leak in a hotel or guest house around South Croydon means lost rooms as well as repairs, so it’s worth knowing the roof’s condition. For businesses in and around places such as St George's Walk, flat roofs over shops and units are easy to forget until water comes through a ceiling.

What you can safely check yourself
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
The one thing to avoid is getting up close. Roofs are fragile and slippery. That’s where a survey comes in.
For landlords and managing agents
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.
We survey roofs for letting agents and landlords as well as householders. A written report with photos gives you a clear record of the flat roof, which helps you plan work between tenancies.

Roof by roof
Felt and built-up roofs
Many extensions, garages and dormers have a felt roof laid in layers. We look for blistering, cracking, split laps and worn mineral surfacing.
Mastic asphalt
Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. Our report notes crazing, cracks and any likely entry points.
What we do, step by step
The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. All told, expect an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when you book.
- You let us know about the roof, its covering if you know it, and any leaks.
- We view the roof from ground level, from windows and from the roof where it is safe to do so.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- Inside, we look for damp and staining under the roof where there’s access.
- You get a photo-illustrated written report and our recommendations.
Preparing for the visit
- Make a note of anything you’d like us to look at
- If it is not your property yet, arrange access through the agent
- Clear the way to the loft hatch

Honest limits
Without opening up the roof, some things stay hidden, and that sets some limits:
- A structural engineer’s assessment of the deck
- The condition of the deck or insulation hidden under the covering
- Whether old sheeting or boards contain asbestos
