Our roof survey service in CR2
We inspect everything that’s safely in view: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. Premium adds thermal imaging, plus a drone inspection where it applies, for roofs that are hard to see well. You do not need to do anything except give us access. Each defect we find is photographed and explained. We survey natural slate, the roof space and clay and concrete tiles, and the problems we are asked to look at most are worn lead at chimneys and abutments and cracked or blistered flat roof coverings.
On the day, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen. The survey normally takes about one to two hours for most houses, rising to roughly 3–4 hours on a commercial building.
- You get in touch with the address and anything you’ve noticed.
- A visit is booked for a weekday or a weekend.
- We look at the roof from every safe vantage point, inside and out.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.
How our prices work
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you want to find out.

Roof surveys across CR2: local notes
From Croydon, Purley and Waddon to smaller places, people across CR2 use a roof survey to plan ahead. A report helps you sort small faults before they let water in.
Even in the South East, autumn and winter storms find any loose slate, tile or ridge. In CR2, as elsewhere, exposed details are where damage shows first.
South Croydon: Addington Palace, about 2.4 miles east, is one of the historic houses in the wider area around South Croydon. Older homes in the area may have roofs that need matching materials when work is done. Shop and office owners around St George's Walk may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies.
Why roofs fail
Blocked gutters cause a surprising amount of damage. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Hidden gutters behind parapets and in valleys can send water indoors.
These are some of the problems a survey can pick up:
- Flashings that have come away from the wall
- Condensation or damp timbers in the loft
- Loose chimney pots
- Gutters that overflow in heavy rain
Why act early?
A small roof defect normally gets bigger. A single gap lets water onto the timbers underneath, and wet timber starts to decay. Catching it early means less to put right.
Questions to ask before booking
- Whether VAT is in the quoted price
- What they won’t be able to tell you
- Their drone registration, if they fly one
- Are they insured for the work?
Different roofs, different checks
Flat roof coverings
A felt roof often lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check how the covering is wearing.
Lead flashings and valleys
Flashings close the joints where a roof meets a wall or chimney. We check for lead that has lifted, split or slipped, and for flashings replaced with mortar or bitumen.
Before and after the survey
Most of what helps is simple and safe from ground level. Our suggestions:
- Mention any damp patches when booking
- Gather any paperwork for past roof work
- Check the roof from ground level after storms
- Hold on to the report for future surveys
If you need work done, the report gives roofers a clear brief. They’ll see each defect and its location, so their quotes cover the same ground.
Keep gutters, valleys and outlets clear of leaves and moss, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.
What a survey does not cover
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Faults hidden behind ceilings or boarding
- Confirmation of asbestos in soffits or cement sheets
- How the roof will behave in every kind of weather
Common questions in CR2
Will you check the loft?
Normally, if there’s one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.
Is this a RICS survey?
No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
How experienced are you?
Over 5,000 surveys so far, across 20+ years of surveying roofs.
Do you test for asbestos?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and a specialist asbestos surveyor should check them.
Are you insured?
Our cover is professional indemnity plus public liability, and details are available on request.
What’s the best way to book?
To arrange a survey, ring 07833 053749 or send us an email and let us know the address and what you want to find out. We will confirm the price and agree a day with you.
Does someone need to be in?
That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when you book.
