Roof surveys across SE25: what to expect
We inspect what can safely be seen: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. The Premium Survey adds thermal imaging and, where applicable, a drone, for roofs that are hard to see well. All we need from you is access to the property and the loft. Everything we see is photographed for the report. Common reasons to book are water stains on rafters and ceiling joists and debris building up in roof valleys, across clay and concrete tiles, natural slate and flat roofs.
The aim of the visit is simple: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit typically takes about 1–2 hours for most houses, though large, tall or awkward roofs take more time.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.

Local landmarks in Selhurst
Around Selhurst, our work takes us to homes and buildings near The Albion pub, St Mark's Church of England Primary Academy and Church of St Mark, among other places. Nearby too are South Norwood Recreation Ground (within half a mile south-west) and Harris Academy South Norwood (under half a mile north-west). Selhurst has its own railway station: Norwood Junction station. A little further out are Croydon University Hospital (1.7 miles south-west) and Crystal Palace Museum (1.4 miles north). Not far away are Duppas Hill and Dulwich Upper Wood.
Roofs, chimneys and gutters across SE25
Owners across SE25, from Thornton Heath, Selhurst and South Norwood to the villages, book us to find out where their roof stands. A report helps you sort small faults before they let water in.
From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. SE25 is part of that mix.
Selhurst: If you look after a shop, office or commercial unit, for instance near Whitgift Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Trees in and around South Norwood Recreation Ground shed leaves that can end up in nearby gutters.
Why get it checked now?
Before you put a home on the market, it’s useful to know the roof’s condition. You can deal with defects before a buyer’s surveyor finds them, or at least know what to expect.
What to check before booking
- What follow-up you get after the report
- What the report includes, and whether it has photos
- What experience they bring
- Whether any drone flown is registered with the CAA
What affects the cost of roof surveys
Prices always include VAT. The things that change the price are:
- The number of roofs, including extensions and garages
- The height of the building and how the roof can safely be seen
- How complicated the roof is, with its valleys, chimneys and parapets
- Whether you choose the Basic, Standard or Premium Survey
A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for your roof before booking.
Getting in touch
Here’s what helps us most when you get in touch:
- Any marks or damp showing indoors
- What’s prompted the survey
- Photos of the roof, taken safely from ground level or a window
- Where the property is, with the postcode

Tips that help
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Ask about a flat roof on an extension or garage too
- Have details of recent roof work to hand
- Photograph stains when they appear
- Tell us about any leaks or stains you’ve seen
The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year.
Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.
Different roofs, different checks
Flat roof coverings
Standing water, blisters and splits all point to wear. Upstands and outlets are checked too, since leaks often start there.
Lead flashings and valleys
Many older houses have lead in their valleys and hidden gutters. Cracks in a lead valley can send water into the roof, and lead is a target for theft.
Why roofs fail
Slates and tiles frequently outlast the fixings that hold them. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, battens and pegs can rot, letting tiles move.
Problems we come across frequently include:
- Blocked, sagging or leaking gutters
- Debris building up in roof valleys
- Torn or sagging underlay
- Loose ridge or hip tiles
Questions from SE25
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
How much does a roof survey cost in SE25?
Roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.
Do you cover SE25?
Yes. Our area covers London and South East England, and that includes SE25.
Can you survey at the weekend?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.
Do I have to be there for the survey?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.
Do you test for asbestos?
No. Asbestos testing isn’t part of our service. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.
How long will you be at the property?
On site, it normally takes an hour or two for most homes, depending on how many separate roofs there are. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
