Roof survey in Selhurst: what you get

There is no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, while others just want to know where they stand. The approach is the same in each case: a careful look, then a clear written report. Visits run on weekdays and at weekends, so it is easy to find a day that suits. We’re often asked to look into debris building up in roof valleys and cracked or blistered flat roof coverings, across natural slate, the roof space and flat roofs.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Selhurst with this kind of roof, the hidden gutter is one of the first things to check.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Signs you need a roof survey in Selhurst

Blocked gutters cause a surprising amount of damage. Once leaves and moss block a gutter, water spills down the brickwork. Valley and parapet gutters can overflow inside the building, particularly near trees.

It is worth booking a survey if you’ve seen:

  • Condensation or damp timbers in the loft
  • Blocked, sagging or leaking gutters
  • Crumbling chimney pointing or cracked flaunching
  • Worn or blocked valleys

If you live in an older home near Church of St Mark, old fixings, lead flashings and tall chimneys are typical of older roofs.

Before booking anyone

  • Whether you can ask questions once you have the report
  • Which viewpoints they use to see the roof
  • How long the report takes to arrive
  • Will they check the loft as well as the outside?

What a roof survey includes

What we look for on each type of roof

Natural slate

From the loft, we check the underside of a slate roof. There may be old felt underlay, or none at all on very old roofs, and we note its condition.

Flat roof coverings

Felt flat roofs often last around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check its condition and the signs of age.

Selhurst questions

I let a flat near Norwood Junction station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or drop us an email with the address and what you need, and we will talk through which survey suits.

Does a conservation area affect roof work in Selhurst?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do you go up on the roof?

Where it is safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where it applies.

Will you fly a drone over my roof?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Can you inspect a terraced or semi-detached roof?

Yes. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance.

How long does a roof survey take?

On site, it usually takes about 1–2 hours on an ordinary house, or half a day or so for a commercial building. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

How the survey works

After the inspection, everything we found is written up in a report with photos. As for time on site, it normally takes about one to two hours for a house, and more on a big or complicated roof. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Selhurst runs like any other.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Getting ready for the survey

  • Have keys ready for side gates, garages or roof access doors
  • Have any paperwork from past roof work to hand
  • Have any questions written down, so nothing gets missed

Local roofs in Selhurst

Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Knowing the covering helps explain which parts of a roof are likely to need work first. Kingswood House, about 2.2 miles north, is one of the historic houses in the wider area around Selhurst. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

For site and facilities teams at buildings like St Mark's Church of England Primary Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Homes near green spaces such as South Norwood Recreation Ground can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

What we cannot see

A survey is a close look at the roof, but it cannot do everything. The main limits are:

  • An exact number of years the roof has left
  • Structural calculations (that is a structural engineer’s job)
  • Defects hidden under coverings or inside walls without opening up

If in doubt, call 07833 053749 or use the contact form and we’ll point you to the right survey before you book. The full list of what we check.

What affects the cost of roof surveys

All our prices include VAT. The things that change the price are:

  • The number of roofs, including extensions and garages
  • The package you choose: Basic, Standard or Premium
  • Commercial roofs and larger buildings
  • The roof’s overall size

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Getting in touch

When you call or email, these details help:

  • What’s prompted the survey
  • The kind of building and roof involved
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Where water is showing inside, if it is

To book a survey, ring 07833 053749 or drop us an email with the address and what you’d like to know about the roof. You will know the price before anything is booked.

Tips from our surveys

Most of what helps is simple and safe from ground level. A few suggestions:

  • Let us know about any leaks or stains you’ve seen
  • Clear the loft hatch area before we arrive
  • Hold on to the report for future surveys
  • Ask about a flat roof on an extension or garage too

With the Standard Survey you get a follow-up consultation, and the Premium Survey includes an in-person consultation. You can ask us about anything that isn’t clear.

Keep the roof space ventilated. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.
